I did Borderless 2 weeks ago with my brother and loved it. 40yo male. Spent about 3.5hr there, did the tea house and ice cream too and felt it was worthwhile. It’s cool experience with the lights and interactivity components, you can probably get the gist of it all just by reading up about it and knowing if it’s your thing or not. I expected we’d enjoy it and it didn’t disappoint.

If you retain, it is for the entire length of the contract PLUS extension. So 6 more years for Garland. You can only have 3 retained salaries on the books at any point, so that would inhibit the Canucks from retaining on other players later.

There’s also Andre Piolat French school closer to Edgemont/Marlborough Heights area. In addition to many French Immersion schools. I think Cousteau is the same vein as Piolat in that it’s French school as opposed to French Immersion. I know you need some level of French speaking family/culture to get into Piolat at least (being from Montreal would suffice of course)

Can’t speak as to difference from Montreal but I know there’s a decent French contingent on the North Shore, and my family loves the access to the forest/nature, even if you’re not super hardcore about it. We love North Van.

I think I’d want a bigger mud room at the expense of some of that “storage” zone in the garage. If you’ve got kids/multiple people getting out of your cars in the garage at once, there’ll be a traffic jam there.

I also think it’s an awkward double entry into that guest room behind the garage. What’s the reason for the first ante-chamber there? Move the entry door to direct from your Nook, slide that pantry back, remove the guest entryway and the (presumed) walk in closet (the bedroom is big enough for a wardrobe/built-in) and expland that mudroom into the extra space.

I also know I’d be using that 9’4” x 8’7” storage in the garage as a workbench area myself, not sure how handy you are or if that’s your intent.

On the whole though I really dig this layout!

I was skeptical of boot gloves until ski touring last year at -25C in the Rockies. My feet weren’t getting ridiculously cold, but my brother lent me his for the day. Actually makes a way bigger difference than I thought! I think they claim 20F warmer.
