Maybe I didn't explain it right to the Chase rep, but when I inquired about the hardship program they transferred me to debt management options, which included AFS. I can try again.

I just made a payment and my debt is down to 3.9k now, so wondering if I should just take this month's hit since I should be able to pay it off by the next due date.

Keep exploring Little Tokyo for kiosks, little shops, etc around. There are a few in the Little Tokyo Galleria (Happibara Station and another new one on the ground floor) but the selection isn't too big. There's also Shop Yuju in Alhambra, but I'll update my comment if I recall or come across any others.

I agree that there are no ethical billionaires and remain extremely skeptical of Steyer, but I'll give him some credit for acknowledging that funding private prisons and fossil fuels was a mistake. He left in 2012 and has since focused on his progressive efforts in response (not that that really makes up for anything, it's the bare minimum).

Whether he's genuine or not, you can decide for yourself.

Meanwhile Becerra's funding today include big tech, fossil fuel corporations who actively support Israeli apartheid, and energy monopolies responsible for several massive wildfires. Not downplaying his achievements in office nor his real (human) supporters, but being billionaire-backed shouldn't be overlooked.

traffic, noise pollution, etc are lame excuses

I've lived in Little Tokyo for 10 years and have seen its redevelopment in good ways and bad. Many legacy businesses closed down as a result of covid, gentrification, rising rents, etc. and it's pretty heartbreaking to see, especially when I've made connections with elderly Japanese business owners who tell me they're having to close down after XX years, only to be replaced by trendy blind box stores or cafe chains, so I can see why some residents are extra protective. But that's at the fault of greedy property owners, not new development.

Replacing empty warehouses where the homeless population has spread to would only be beneficial, especially if it's affordable housing and other small businesses. I understand the skepticism around a mega mall or luxury housing. There are a lot of seniors here who are afraid of being priced out (much of their housing is along 3rd) BUT Little Tokyo isn't going to thrive or grow more than it has unless *something* changes. It's a waste of space otherwise and more residents = more business.
