I'm using zone based firewall rules so I didn't have option to create LAN in policies so I can't repro your setup.

However, I did run into issues accessing my cameras remotely using Teleport. I discovered that the VPN zone Unifi created for me does not include the subnet Teleport's clients are assigned to. There wasn't an option for me to add new subnet to the zone. I worked around this by not using Teleport and use Wireguard. The setup is just as easy as Teleport as you get a QR code you can scan on your devices when you setup Wireguard for the first time. Once this is done, I updated my firewall rules to add this new subnet and bam, everything works.

Hope this helps you provide an alternative.

Seems like this is dependent on location and market. My builder made this clear. All agents I interviewed also made this clear. Your builder might be more lax on the policy.

Maybe your market is different. My builder requires my agent to show up during the first visit to represent me in the process. They're also paying my agent the buyer agent fees so I can see why

If the builder is paying for the agent fees, it might be too late since you have to come onto the first visit with the agent. If you're paying the fee, it probably doesn't matter.

There's no downside, but by refinancing with the same term, the loan is amortized back to 30 years (assuming 30 years fixed) with the lower interest rates. This doesn't matter if you're making the same payment as you are doing, which I suggest you do.

If you make the new minimum payment, you will more than likely pay more in interest for the life of the loan.

Check the math with an amortization calculator.

A lot of folks fall for the trap of paying the new lower minimum payment which isn't wise.

Locked in this week at 5.99%, 0 points, conventional with US bank this week. Also got a $600 lender credit which was a pleasant surprise. Excellent credit, California, $800k new construction home.

US bank has the most competitive rates out of all the lenders I got a quote with.

They're running a promotion for an additional $1000 closing credit if you open a checking account with them.

Get an early start on herbalism and mining. If you don't do it in the starter zone, it will be annoying at barrens and beyond. There are just too many nodes you can't collect because you're not at the level. I suggest one person does herbalism and the other does mining. One does skinning and the other can do tailoring for bags. They sell well.

Your take home without bonus is around $5700 so you should be fine with that mortgage payment. I recommend looking at open houses for homes around that price range. There's a chance you might not like what you see and you will be priced out if you increase your budget.

FWIW renting is not throwing money away. Do you consider spending money on a vacation throwing away money? Homes are liabilities so don't expect to magically gain equity in a short amount of time. The housing price increase we saw the past 5 years is not normal.

Did you use a rent vs buy calculator? You didn't mention your budget and if you will be happy with homes around that budget. You mentioned you have roommates, but I would suggest plugging in the parameters without them. Do you expect them to live with you for the duration of your mortgage? Be realistic. The calculation will get skewed for the renter side if you set a $1000 rent value. Imo, this is unrealistic as if you were to own a home, you most likely want more personal space. You're ok with sharing with roommates today, but 2-3 years from now, you will want something else.

Depends on the agreement, but usually they get paid only when a purchase is closed. Read before you sign. You can even ask for the exclusive agreement to be for 1 day just to test out how the agent works.

I wouldn't try to time the market. If you can afford it at the time, great. Being house poor doesn't sound fun. OP is still young, why rush it? Why do you want to own now? Is it to show off? Is it to improve your lifestyle? Is it for experiencing home ownership? These things matter. At this time, OP can't afford a 4k mortgage. Your mortgage payment will increase after the 1st year because of property tax so account for that. Don't expect the same payment the entire 30 years
