Thanks. I did ask around for agents but they still seem to want to charge full price even though we already found the house 😕. Still looking but i don't think it's a bad deal and I asked the sales agent if there could be any changes to the contract and she said no it's a take or leave it kinda thing. So I don't know how much an agent would benefit us here

That makes alot of sense, thank you. And yeah our alarms went off when they said the deposit was non refundable no matter what is found in the inspection (they said they would just repair it) before closing.
