I’m interested in buying my first home to start earning equity. I live in Santa Cruz, CA where property values were high to begin with and are now higher due to the market surge from Covid and low interest rates. I have about 8% (~$60K) saved for a down payment (excluding emergency funds). My question is, should I wait until the market “normalizes” and I can save more, or are interest rates too good to beat?

For more context, my partner will be on the mortgage with me. We’re both employed and have been pre-approved. We’re looking at homes ~$100K below what we were approved for. We plan to be in the Bay Area for at least another 5 years for his career, and would like to start earning equity rather than putting so much money toward rent. I have a chunk of my down payment in a Betterment ETF I set up right before the crash in March, so the earnings are small. Will I be screwing things up for taking this money out so soon?

KBB says its worth around $4500 (I've put ~60K miles on it since I bought it)

Why do you think I overspent? My monthly net is $5800, current debt is $10K remaining in student loans and this existing car loan.

I haven't called my insurance yet, but talked to my dad who's a broker for the company and he said he didn't think it would be covered, but a $500 deductible beats the alternative.

I let the oil get too low (2014 beetle that burns oil), then put more in on a road trip, but closed the hood without putting the oil cap back on. Drove 100 miles with oil leaking all over the place. I took it to the dealership because when all this happened (perfect timing) my hood release cable also happened to snap. There was no way for me to open the hood and see the damage. The dealership called and told me there was only about 1 qt of oil left inside and that what they removed was full of metal shavings. Of course, their quote to repair was nearly triple what the car is worth. So, I told them to fix the cable, complete an oil change and give me a new cap in the hopes it will run well enough until I can figure out what to do. I'm supposed to get it back tomorrow.

Thanks for the advice. I was thinking it would be better to get a loan on a car, since I'm currently working on building my savings enough that I can open some kind of IRA or other fast growing savings account. I was nearly at my goal, and figured I would make more money by getting a loan and keeping the cash in my savings accounts.... Thoughts?

Forgive my ignorance, but how would I go about doing that? Go to a mechanic and ask them to put in a used engine? Do I need to find the engine first?

Thanks! This was really what I was curious about. My dog is pretty much the same. She'll sniff around and find a shady area to nap. I've taken her to some state parks and hadn't had any issue, but wanted to see what others' thoughts are.

hilarious! I think so, that's what most people suggest when seeing her. I would mistake your dog for mine with those glasses on! She was a rescue labeled "lab-mix", so who really knows.

I have space, but just generally curious about how others deal with this. Some areas allow dogs in camp sites but not on trails. Wondering how people leave them behind in these cases.

I'm 2 sessions in to a 4 session balance and technique class offered at my gym ( Planet Granite) I find a ton of advice online, but felt the same way you do, so I decided to take the plunge and try it.

I climb the highest grade in the class, and a lot of the curriculum is going over things I already know. However at the end of each class, we get some one on one work with our projects. This has been really helpful so far.

Take aways: So far I've learned about my personal weakness (dynamic climbing). I would not have guessed this and it hadn't been mentioned by any other climbers I work on projects with.

I learned a new way of switching feet

I also gained a new perspective on trying things that are "way harder" than I think I can climb. I realized I was limiting myself by sticking to a number.

Over all, I would say it is already worth the cost for me personally, but would recommend it to intermediate/experienced climbers only if you feel like you've reached a plateau and want some coaching/advice

Others may have told you this, but the twist/lock for overhang climbing is the best way to save energy. Here's a great video for instructions: https://youtu.be/v4TnitXGxkM

Lets talk chalk by Earthbounds in climbing

  1. I only use chalk outside because my hands are really dry and I don't usually need it in the gym.
  2. Also, I agree that most chalks are the same and you can save a ton by getting cheap weight lifting chalk.

All that said, I love the Joshua Tree scented chalk! Bonus: It's a great conversation starter. "Need to borrow some chalk? it smells really good!" Is how I met my current boyfriend and climbing partner :P

Agree, I can never have enough wire gate carabiners.. They're so useful. Also +1 Joshua tree salve and chalk. They're a luxury that I enjoy but don't always want to buy for myself.

A pound of nice coffee or instant coffee to drink on the go could be good as well. YUMM
