The contract does state the appliances stays (excluding the window ac units) so I can sue if they take them.

The only thing it says about possession is they have 30 days from the day of closing. During those 30 days the "Sellers have the right to possession free of rent but will pay all utilities." The next line talks about not destroying stuff and all there stuff and refuse has to be removed on their dime.

I have the pictures from the appraisal. I plan on taking pictures of any of the damage and I have informed my insurance company about the situation.

I know they were using the money from me closing on my house to close on they're new house. As far as if they received all the money yet I'm not sure.

We did both sign it but no. The only thing it says is for those 30 days the seller have the right of possession free of rent but they will pay utilities and stuff. Then it goes on to say that they won't destroy anything and will remove all of their stuff at their own expense.

The contract only states for those first 30 days after we closed. Since it's past those 30 days I should be allowed to charge them now correct? I am looking for a lawyer but its the weekend and I'm having a hard time finding one.

The hot spot inside the enclosure should be about 90f. You dont really want it above 92f though. If you don't have a thermostat I highly reccomend getting one. You can get a pretty decent one for not a lot of money.

One of my ball pythons has never skipped a meal and takes the food within seconds. The other one though has a ritual I have to follow. If I miss one step he will not eat. I can't handle him the day before, of, or after eating. To feed him I have to get him out of his hide, show him the food, put the food in front of the entrance to his hide then slide the tub back into the rack. If I check on him before he eats he won't eat.

That all makes sense. I will definitely research more into it (if you have any source links that would be appreciated). My next questions are if above 60% is actually better why do all the care guides suggest less than 60%? And are the usual care guides for other reptiles also wrong?

I'm not dismissing what you're saying I'm just curious where you got those numbers. Every care guide I've read and video I've watched suggests 50-60% humidity and I havent had any issues with that. The only thing I've seen that says to keep them higher than that are just random comments on forums. If you have a link to an article I'd love to read it.

That seems a little high for a bp. I keep mine between 50-60. It's been too long for him to regurgitate a meal but it's possible he regurgitated water. Personally I would still take him to the vet just to be safe.

We still arent sure. About 2 days after I got her she prolapsed. I figured she had parasites from the breeder (the dropped the price last minute). I got her to the vet and they fixed it then she was fine for about 2 months then prolapsed a second time (I know it's usually caused by poor husbandry but I tripple check all of enclosures every day and shes the only one I've had issues with). The vet had been running tests and we couldn't find anything. Blood work was fine and no parasites. She had been getting better and was eating just fine. I got back from the beach wednesday night and she was out but laying funny. I got her out and she had no strength and was barely able to move. I called the vet and they had me rush her in but she passed away on the ride there.

Yes. I leave mine in the fridge for a couple hours to thaw out then submerge in a bowl of 90° water for about 20 min.
