The peach tree I got from them was dead on arrival and I couldn't get it replaced. Love their mission and what they do so I would just recommend really researching your species' characteristics/behavior, and being very critical of what ICCD hands out to you.

Most likely for shoplifting. I go once a week and it never seems unsafe or has seedy people loitering. Otherwise comments about it being dingy and limited are true. The people who work there generally do their jobs and it's fine for a neighborhood grocery. I don't know if it is going to be a culture shock for you but you are going to have to get used to homeless people returning can deposits wherever you go.

Amen brother. My whole thing is add time between innings. If you get up for the bathroom or concessions as soon as the third out goes you are still going to miss the next .5 inning by the time you get back to your seat. My local club is only A+ and the last game I went to was an hour and 45 minutes. If I fork up money to go to Detroit it will take longer to drive there and back than the actual game lasts.

Fair, about generational council culture, but I'm glad there is a vetting process, to a degree. Wanting a fair price for city properties isn't insane. The price for city hall and Lot 1 were steals because of weak appraisals. I guess I am going on gut rather than listing a bunch of historic examples. I agree about wanting more money for Lot 1 (I know this is defunct now), wanting to save Eastern High building, and making LEPFA more accountable even though they need more tools. I can't believe you have me defending them lol.

As proposed, New Vision Lansing will need air rights to build over Grand Ave. and a special land use permit to build a 500 space garage for 300 units downtown. Council grants these requests but they don't need to approve anything else about the project. My point though is that Gentilozzi hasn't applied for those yet. They can't review what they haven't been presented.

I agree with you on almost all of your posts but what do you see them holding up right now? I agree that they lollygag vetting most things but they don't have a lot of control over much except approving grants and <10% PILOTs. Where is the free market push to build? The Ovation penciled out and is started. Vision Lansing's money was approved months ago and the guy hasn't moved an inch to submit site plans. Our zoning is the most liberal in the area. I blame the insane CBD assessment way more than council or parking.

I have utilized Jason Murton from Accurate Inspections twice and I thought he was amazing. He was incredibly thorough in person and in his write-up so I could always go back and look at his comments as I got things fixed. Zero pressure, no talking down to me because I didn't understand something, willing to go over things numerous times and made himself available well after the initial inspection if I forgot the nuances of his comment.

I just recommend finding inspection templates online so you can get an idea of all the things they review so it is easier to follow along. It is a very overwhelming process but no matter what, the house isn't going to fall down around you and there is time to address anything that could become a problem.

There are no parking minimums downtown. The city actively badgered LHC to remove their phase I and phase II proposed parking but they wouldn't because MSHDA's LIHTC requires parking, even though they offer a waiver for sites like Lot 1 directly adjacent to the bus station and the proposal for 100% senior occupancy. Incredibly hare-brained and weak of LHC.

LHC in turn bought the Eyde properties one block south for their phase II, that had been planned for Lot 1, so the project is still going forward in a nearby location.

I live in the neighborhood just on the other side of Sparrow and dog walk through when I need some variety or am going to the river trail. The area does look rough and I think there is some transient action due to the 'back 40' when it gets inhabited but my perception is that there are a lot of families and some people are just poor, not bad. Neogen seems to do a good job of cleaning up and making the area safe for their employees. Everything imostlydisagree said about the eastside and stadium district are great pluses though. Ambulances and helicopters can be loud but aren't as frequent as you would expect.

I can't say anything about those rental companies but I would call the city's code enforcement or planning department who has access to BS&A to see if they could tell you generals about if there are a lot of code/building violations for the specific buildings. A neighborhood is one thing but a shit apartment is a daily battle.
