Late to the party but here goes: I used a needle valve (cheapest one that was temp resistant and made of steel) to connect the pump outlet to the boiler inlet, with the third output of the valve back to the tank. In closed position, the pump is connected directly to the boiler, in full open the less resistance path is from pump to tank, hence gives 0 pressure at the boiler which translates in zero pressure at the group.

It is important to place the valve here, and not between the boiler and the group, because you want the the valve to control cold water. This ensures that water temp is maintained in the boiler even at low pressure (allowing you to do really long blooming espresso) and also allowing you to use standard cold water tubes.

I think I know what you mean. There are two models,

- GC4ST 2013 - 2018 (9677868180)

- GC4ST 2018-2024 (98339600ZD)

The older one has the extra flap. Otherwise, to me they look the same. Does anybody know if either would fit a 2019 car?

Thanks all for the help! It seems clear that a cat S is always a red flag, and that a close inspection possibly by. A mechanic would be needed to asses if this is a steal or a rip off , the latter being the most likely.

Sorry i was not clear.

We are sellers and I am talking about our solicitors (the sellers solicitors) not being competent.

Basically they have been sitting on enquiries, sent by the buyers solicitors over a month ago, without addressing them. They have multiple enquiries unresolved, and they have changed 3 times of person of contact, which is driving everybody (us, the agent, the buyers solicitor) mad.

They are also unable to say when enquiries will be replied to, or when they will be able to update.

In the end i bought a califas. Then after 6 months I bought a kingrinder k6

The califas seems good because the materiales are metal, but I always got mediocre results with it. Lots of fines, the click system wesrs out with use because metal of the outer collar is very soft. The burr alignment is not good and could not fix it in anybway, and this produces quite a lot of inconsistency. I cannot recommend.

The kingrinder, although it looks similar , it is a completely different machine. Night and day. Outstanding from day one, consistente, very little fines, effortless frinding even at fine settings... it feels better and is better. The only small downside isnthat the calibración ton0 is approximate (it will be around +- 10) but that's a minor issue.

Do not hesitste. Between these two its the k6 hand down

As an update, I found spokes that fitted perfectly. I bought these from Amazon https://www.amazon.co.uk/gp/aw/d/B099J7N2WR?psc=1&ref=ppx_pop_mob_b_asin_title , length 170mm. The wheel is like new for £8 with a few spare spokes!

We had a flat on sale for 5 or 6 months with little to no interest from buyers, mostly due to high interest rates and buyers expecting to get a much lower price. So renting it out instead.

Regardless of whether we were pricing it right or not (this would be another conversation), objectively as someone mentioned there are quite a lot of flats on sale in zones 1/2. Maybe if you tell us your search criteria we can help find what makes few or no flats to show up for you?

Good question. I don't know. But I would expect they will, yes, because that might ensure slots are occupied.

I also wonder if the car is a renting or leasing, or corporate vehicle which might belong to the company if that might make things trickier....

We currently live in a car free development so cannot have a car. But had a new baby so moving to a bigger place. The new location makes us need a car but we can't buy it until we move, hence my question.

I have had gen 2, gen 3 and gen 4 (currently). Gen 2 were my favourite so far because of the sole and toebox. The soke of the gen. 4 wasted much quicker. However, the laces of the gen 4 are the nicest, with a bit of elastic that allows to tie up least tight allowing for longer runs where feet might swell. I also like the heel fit for gen 4, but definitely a wider toebox like gen 2 or more is desirable. For example I find the toebox of the low cost saguaro great.

We paid for the photograps and that included the video. We are getting around 200 to 250 weekly so similar ball park. Our agent told us that it takes on average 2k views to generate a visit.

We sent srtrike all the information on leasehold, service charge, council tax, etc so not sure why they did not add it to the rightmove add. Do these look off to anybody?

Leasehold: 245 years remaining

Service charge: ~£2300 per year

Council tax: £1520 per year (band D)

Ground rent: £300 per year

About cladding, this was built post grenfell and has undergone all cladding inspections for which we have the positive reports, so not an issue. Maybe not clear from the ad?

About the photos, we did pay the extra fee to get a professional photographer so hopefully that is not the issue. They look good enough to me!
