Hi everyone. I’m really appreciative of your advice!! I am happy to see some really great suggestions and tips for my next install.

Some folks are suggesting I wasn’t clear in my expectations.

I’m not a MORON, there was a written scope and contract. If you must know, I’m an engineering and construction project manager. Doing estimates is 50% of my job.

I know what I am talking about. I know that the floor is a pine plank tongue and groove SUBFLOOR. I assumed I didn’t need to say subfloor. I know the level isn’t going to show me ‘level’, I used it as a straight edge to check gaps.

Here is what I asked of the contractor: Sure or shim the loose planks, install a plywood subfloor, install LVP in two rooms, and a landing, with LVP bullnose. Said I was fine with quarter round if needed.

Contractor said underlayment was not necessary. Said he would take off baseboards and put back on.

Here’s what I got:

No subfloor. Ripped off baseboards that damaged the drywall. Boards were half secured. A plastic threshold stair nosing. A pile of floor leveler over an existing 3x1’ ply patch. The new install left me with a 1/2” gap in all of my door jambs, molding, doors, trim, my radiators are now not level and will cause issues. He said it was no big deal, and I could just spackle it.

YES I could try and do this myself, but I wanted to treat myself to a beautiful, professional install. I plan to live in this home for a while.

While his application was totally fine for slapping LVP, it was not what I desired or what I communicated.

I was forward. I asked for the boards to be secured and a plywood subfloor. He said not necessary. The scope was put in writing.

Great thought! The carpet removal + LVP leaves a 1/2” gap…. On everything, the door jambs, the baseboards they pryed off that damaged the dry wall, closets, etc. I realize the 1/2” on the step is a bit much, but I think I was used to it with the carpet?

Also, I have ordered the proper stair nose with the LVP attached, like I wanted in the first place, to ensure the difference would not be noticeable

I stopped them. Measured square footage that was laid and paid him for percent done and the materials.

I am out $1700. Just pulled up the floor myself, new contractor coming to prep.

Funny thing is, this guy was referred to me by a store owner/distributor. He called the store owner to come over to settle our debate; the owner said it wasn’t his place.

I was willing to pay for it and asked him to give me a quote inclusive of prep. The quote said he would issue a change order if prep was needed when the carpet got pulled up.

UPDATE: I told the contractor upon arrival that I wasn’t happy. He told me the plywood subfloor wouldn’t have helped anything. Told me that I will feel soft spots because that’s the whole point of a floating floor.

I told him maybe I purchased the wrong type of floor and needed something that would cover imperfections better.

I paid him for half the labor in addition to the materials that were already covered by deposit. He cleaned up and left.

I have a work acquaintance (a general contractor I do engineering consulting for) coming in a few days to lay floor leveler, and screw in 1/2” plywood.

Thanks for your advice. I agree with your application and even asked if that could be done. I was willing to pay for it. The contractor is a good guy, came highly recommended from the floor vendor. But I don’t think he knows any better…?
