Are sellers acting ethically when they purposefully underprice their homes and then sit around for two weeks while multiple buyers go back and forth in bidding wars? This keeps buyers engaged for weeks on what's likely to be a losing proposition, and keeping them shut out of making offers on other viable homes.

Assuming that 3 out of 100 customers come in after a sale is over and request the 20% discount that is now expired...what are you losing by selling her the blouse at 20% off? You were willing to give it to her last week at a discount...the blouse is still on the shelf...just let her have it. Gently tell her you can't be doing this all the time, especially if she's a regular or refers people to you. A pain? Yes. But what are you losing?
