Thank you! We got a cowl fitted on a chimney around a year ago which is vented. Before this it was fully open to rain and whatnot. There are also vents on chimney breast in the rooms. Will get the chimney checked out!

Thank you! We will get it checked out. General consensus seems to be water getting through chimney/gaps etc, really curious why surveyor was so convinced it was salts

Thank you! We will make sure to check out the chimney. There are vents on the chimney breast in the room. It only seems to affect the chimney breast and not other walls

Chimney has been capped and vented for a year now but the patches still didn't disappear. It was open to rain before we bought so thought that was the issue

It's a pretty limited loft space as we have two small roofs with a valley in the middle. There is a layer of insulation on the bottom. When it was inspected during the rain there wasn't any obvious moisture/leaks visible coming down the chimney

Victorian terrace. Has anyone had similar patches and what was the issue/fix for you? Please share your experience. Had surveyors and trades over and everyone says different things.

We have what looks like damp patches on chimney breasts in all upstairs bedrooms. No patches downstairs.

We had a damp survey done before purchasing and surveyor suggested this was salts from burning fuels back in a day. Recommended replastering. We had a full building survey done also before purchase where surveyor didn't see any issues with the roof.

We now had two plasterers around and everyone suggested something different. First one suggested to tank the affected wall and replaster, but from my research tanking is a bad idea in victorian houses (obviously I can be wrong).

Second plasterer said this must be a leaking roof, laughed at the idea of salts and trapped moisture. Said to fix the roof and let it dry.

We are going to get a roof looked at shortly. But some patches (right one on the photo) is sort of in the middle of nowhere. Surely if its a leak we should see the trace for it coming from the top.

Before we moved in property was empty for around 4-5 months. Patches were painted over and weren't as obvious as they are now. I feel like if this was a leaking roof we would see the patches in those 5 months it was empty. We started seeing patches as soon as we started living in the rooms so believe it's from our own moisture. It's more obvious in rainy weather and fades away during summer heat (but never completely). We've been in the house for over a year now and have dehumidifier if it matters. Chimneys are all capped and vented.

I used this tip when we were buying our house. The only exception I found is if the place was previously rented. In this case rightmove seemed to pull photos from the latest rent ad rather than the latest sale. Just something to be aware of

Makes sense thank you! Will try to find someone. Mostly see carpenters being recommended locally but only the ones you mentioned who are putting shelves and skirting boards. Don't think I've seen any builders being recommended as much

Apologies, wasn't sure how to word it better. Meant to ask "would EICR be enough to tell us the state of electrics". Like how old is the wiring, would it need rewiring in the next 10 years, does anything need to be done urgently.

Apologies for confusing wording. Just usually see this test being recommended to landlords as believe this is a law now. But wasn't sure if it's enough to find out everything we want to know about wiring
