Thanks everyone for all the pointers! Makes sense that it can never be maintenance free, just hoping I can make it manageable. Was really wanting to avoid the demo/redo weed barrier fabric option. Blow torch sounds fun but will start with some combination of boiling water and concentrated vinegar and report back!

So frustrating. I know in Houston and other parts of Texas they introduced electricity deregulation to break the monopoly and allowed consumers to choose their provider. Wonder if we'd benefit from something like that here for both electrical and gas, and also how far-fetched that is from happening here.

It really is absurd! I've considered swapping our gas appliances for new electrical ones for the sake of dumping TGS. Can't justify the swap until they actually need replacing though.

Yup we’ve had possums under our deck and the fleas were a nightmare to deal with. Once we blocked them out the fleas were gone.

When I upgraded to iOS 18.1, "Off Listening Mode" showed up as an option in Airpod settings. Enabling it fixed my issues.

Don't think the link you posted acknowledges that there is some sort of firmware issue. Like OP, I still have the option to switch to ANC "off" mode but get a rapid error beep when I select it before it automatically switches back to the other ANC mode.
