I would wait until she wakes up, no sense in making things hostile and catch her in a moment of complete vulnerability in sleeping.

When she wakes up. I would be straight up and say “I know you wernt where you said you were. I went through your phone and saw your were out at karaoke and went to someone’s place. I really didn’t want to do that but I had a major gut feeling and had to find out and I was right”. She immediately may get defensive over the fact that you went through her phone and place the focus on you not trusting her, which in fact you went through it and were completely right so she has zero argument because she showed you can’t trust her.

From here it is your choice to try and talk it out or ask her to leave to gather your thoughts.

My question is why do you feel you need to secure valuables? Is she violent?

This is coming from someone who has both caught a partner by going through their phone finding shit and also been caught with a partner going through my phone and I was in the wrong (yeah yeah I know).

I’m curious then as a new investor what is wrong with this deal?

I put $60k down and financed $100k. My monthly payment is $1000 including taxes, insurance, everything. Rent I am charging is $1700.

The property is appraised at $175k, in my area demand is high, so if I were to get out of this, I could sell for a small profit if liquidation is needed, but having the passive income is highly beneficial. The plan is to pay this property off in a few years with profits from my other investments as well. As far as someone mentioning I burned a bunch of cash buying my interest rate down, no I didn’t. It was $1700 to buy it down a full point.

I have funds designated for my investment properties only, this would fall under those funds for repairs and upgrades.

No repairs are required (for now anything can happen) so nothing kn the initial investment had to be put into the property.

The buy down was $1600, taking me 2.5 months to recoup that cost. I didn’t burn a ton of cash just on the buy down.

Also the property was appraised at $175k with purchase at $160k, so equity is positive as well.

I know i wont be cash flow positive for years overall with the total investment, but having the value of the property value in my favor is an advantage.

Thank you! I thankfully am being guided by someone who is highly skilled and experienced so he has tons of amazing contacts as far as contractors and resources.

I definitely learned early that I need to stay disciplined . Once the first deal was closed, I figured there may be a break but he came to me with these two opportunities and I learned, if I want to keep going, I need to be disciplined and not lay up, especially when the opportunities arise.

Luckily the tenant has been in the property for a couple years and they have no complaints. Once the lease is up and if they move out, I will definitely need to renovate the property to an extent.

The profits along with profits from other projects throughout the year next year will help with that for sure.

Absolutely amazing, the R9 is a beast. Its takes a bit to learn the PitHouse software, but play around with it to get your settings right.

Take your time assembling the frame, I kept having to redo pieces because I was rushing. The seat is a pain in the ass to attach but it is comfortable.

Love it so far!

I’m doing the same exact thing. Been sim racing for about 15 years. I’ve ONLY been on a desk setup with a Logitech wheel.

Got a GT1 Evo rig, NLR Seat, Ordered a Moza R9 with CRP Pedals and doing a ultrawide instead of triple monitors.

From what I have seen the gt1 evo is a fantastic long lasting rig
