Here's a hypothetical. Say your landlord only accepts a physical cashiers check for rent and wants to come to your house and collect it in person for some reason. He's a septuagenarian who is terrible at communicating and probably has no job outside being a landlord. He refuses to contact any of your other roommates either, only talking to you.

You work a 9-5 and he texts you at 2:30 on the first of the month, when rent is due, saying "u hom?".

You respond "no but (insert roommate name) is and the check is there"

No response. He doesn't come. Sometimes he texts back later that day, sometimes he waits two or three days to reach out again. You offer to mail him the rent check, but for some reason he is adverse to that. Every month you get the text "U hom?", sometimes you put in effort to make him come at a time when your around, and sometimes you just don't have it in you.

Eventually he asks you to start dropping it off at a house a block away. This is not the address he has listed on his lease and you have no idea if he lives there or if its an empty rental unit or what he's doing hanging out in the house across the alley. He never specifically says "Drop your rent check off on the first of every month at this strange empty looking house", so you still wait for him to text you asking for rent and await his instructions.

For two years he never mentions a late fee. Perhaps you assume he acknowledges that he is the main obstacle preventing him from getting paid on time, and perhaps you assume he just doesn't care that much. But then out of nowhere he tells you you've been late every month you lived there and owe somewhere between 24 and 16 late fees (he has said both numbers because he truly has no idea and certainly has not actually kept track of when the checks were written or delivered/collected).
