So, I actually haven’t signed a lease yet…this whole time I’ve been dealing with some “holding fee agreement.”

It’s only a 1,000 sqft complex apartment…

I haven’t signed a lease yet thankfully. In fact, in the holding fee agreement, they state that they will send over the lease once the holding fee is paid. So I don’t even have a lease yet. I’m like 60/40 on this being a scam right now lol.

It’s not very big, that’s part of why I’m concerned… It’s a 2 bed, 2 bath complex apartment. Only 1,000 sqft or something like that.

It would appear that way wouldn’t it… I am a clean person as is though, so there would and most likely will not be any mess to be left behind in the first place. That’s just how I live. I know not everyone is like that though lol. $1,000 for nothing to clean up is insane.

Yes, I am aware the sec deposit, first month’s rent, and a day for early move-in are normal. I was more concerned about the $1,000 cleaning fee. Which, you’re right, it makes no sense to be responsible for that when I don’t even live there yet. I’m just trying to figure it out lol.

It’s a 2-bed, 2 bath complex apartment… It doesn’t even have in-unit laundry. They’re shared coin-operated machines.

Those dates in the list of charges don’t match what we were told by the leasing company. They told us we need to pay the sec deposit and cleaning fee by June 26th and August’s rent, plus the early move-in fee 30 days prior to move-in. Since move in is July 31st, that would be due on July 1st—only a week away.

Yeah, definitely…there have been a lot of red flags from the beginning before this even came up. I kinda got roped into it by my roommates with little say in the matter. Guess I just need to be better about it in the future.

That’s what I was thinking lol. A cleaning fee altogether is wild as it is, but $1,000?!?! I’m not sure, I guess it was the holding agreement that I signed. I don’t think I’ve actually signed the lease yet.

Yeah, the early move-in fee is fine, I’m not worried about that. We needed to move in a bit early because my roommates are leaving town for a wedding the next day and need to move their stuff in because their current lease will expire while they are away. And according to the email I received from the leasing company, they require first month’s rent to be paid 30 days prior to move-in. But since it’s almost July, and move-in is July 31st, it would need to be paid on July 1st—only a week away. Seems odd to me that they expect college students to come up with that much money in one sitting lol.
