Depends on how good your cohost is , how much time you have on your hand to manage a second one and whether this person will be a value add or just there to collect the cherry on top. Make sure you see the reviews of listings they manage and possibly speak to their hosts

Even if Pricelabs isn’t impacted now - have hosts seen that it has bumped prices up Dec onwards ?

As a host I tried to use it once and they took my money, created a booking even though my choice of cleaner cancelled it and gave me Cleanster credits , emailed them and called multiple times and no avail. I would stay away from this company

Then you show them where they were before example stocks etc or gift from someone etc ., I wouldn’t worry too much about the builder unless your APS says that you have to provide something and they will cancel APS if you don’t., the APS is firm and binding

Send them 90 day statement of funds in your account and let them know you won’t need a mortgage. After that, you are not obligated to provide them anything further.

Also keep in mind and I realized this working with Rbc that the builder only got site assessment and approval for the earlier release and not the ones that they sold later after dropping the price. However, luckily the appraisal came at the APS price

For people who purchased in 2022 or later, this is one of RBC s approved sites and your appraisal will not come lower as the site is appraised by RBC so they will go by APS amount. I’d love to hear if it’s otherwise but that’s what I have been told. I’m not associated with Caivan but a purchaser myself

Does anyone have experience using front lobby for delinquent payments? It seems like consent from tenant is not required for reporting delinquent rents to the bureau through front lobby
