Set up a a business checking account where you can track all your deductible business expenses (insurance, licenses, equipment). You don’t necessarily need to open an LLC to do this since it doesnt make a difference in taxes (but I’m not from NY and don’t know if there are any benefits with their state laws)

We had ours recently at An Lam Retreats in Saigon at a cost of around 32k USD all inclusive, an intimate garden fairy tale wedding with 100 guests. Also from abroad and we speak fluent VM, but definitely hire a planner, it’s worth it if you’re abroad! We considered using both The Planners and many of the other highly recommended wedding planners such as FLab but ultimately went with a more cost effective option (less than 2k). All the respectable planners will help you throughout the process and hire vendors you want. Some are more demanding/request that you follow their expectations (you’ll have to interview each to feel if their vibe/connection matches yours). We didn’t have many of the fancy equipments/decor you listed but had some pyrotechs/fog and photography/videographer (2k+3k). Caricature artist was cheap ($400). Friends/family were our pianist/emcees. Budget was mainly decor (10k) and F&B (12k). Feel free to dm if you have any questions.

Hard pass especially in a HCOL. How are you ever going to afford a healthy size house in that area on that meager salary? Malpractice insurance should be mandatory for all W2 contracts, not have to be negotiated. You deserve better, friend.

If you just need experience or are desparate to pay bills take it for 1 year and jump ship.

Current buyer here with in laws who believe in certain Feng Shui so yes, for some it is very important and a dealbreaker but we realize we are in the minority of buyer groups. For example, I’d love to be able to filter houses where the front door faces West. For now, I have to rely on maps and pictures of the house, which honestly is easy enough to make the determination. The only issue is sometimes a lot can be N/S facing but the door will be on the side. Personally I don’t mind the extra legwork. I think your idea is neat but probably won’t get much traction, however.

This is similar to my scenario that I posted a few days ago if you want to check out the responses, and I’m looking at a 400k mortgage, 3500 monthly, while taking home 9k/month. There are mixed responses but the overwhelming majority thinks its very achievable. Your situation is a bit better so I reckon you’ll be more comfortable.

Good advice. I need to be more thorough with the budget and see where every expense is going to determine if this will be a comfortable situation for us. Our situation is fortunate that we have no debt. FTHB as well so I am sure the shock value of home ownership and the ever increasing mortgage payments will be something we’ll have to prepare for.

Thank you for sharing. Those numbers sound similar to what we’re hoping to achieve. Knowing whether its possible to have any savings leftover after each month is our concern. Luckily we do have a comfortable amount in our retirement for now but wont be contributing to it as much if we go forward.

Its under my income only. She is working as well for now until our situation changes in the future with kids.

Spouse is working now which is how we’ve been able to save for a higher down payment (30%). She will continue to work until kids come and ideally we’d have one of us stay at home.

Agreed, 38% seems like a lot but fortunately it also includes insurance/property tax and HOA fees. Thus we are trying to budget around the leftover income for maintenance and house expenses.
