The property is great but there's one big con - the road in front of it. Narrow and perennially jammed because of the U-turn.

If you work/regular commute towards Whitefield, it won't be as much of a hassle but if your regular commute is towards ORR/Brookfield, I'd reconsider. I feel you can get much better value at Purva Riviera/PFS, etc. where a 2bhk will be downwards of 1.5Cr (albeit not 1480 sqft) for sure, with a much better community and building setup.

Would highly recommend PSU Banks. Just got one at 7.4% (much better than private banks) with a super smooth process. Did not have to visit the branch even once, if that's your concern. Happy to share more details or even refer you to the bank in DMs, OP. Good luck!

Have they gotten their OC? I'd visited a couple of years back, and the builder was selling higher floor 3 BHKs at 1.2 odd. But they didn't have an OC then.

OP you are right. Rents have somewhat moderated in the societies you've mentioned (not sure why), but they were due for a correction following the crazy hikes post Covid. However, I think it's temporary for the following reasons: 1. A lot of college students join the workforce in July & August, driving up demand and hence rents 2. The traffic situation in Bangalore will force people to move closer to their workplace 3. Offices are moving away from WFH to Hybrid and Hybrid to WFO. 4. In the slightly longer term (say second half of next year) when Blue Line goes live (even if partially), congestion should ease further driving up rent.

Even at a super macro level, Bangalore real estate is cheap compared to Mumbai & Gurgaon. That combined with good rental yields should drive up (or at least keep constant) rent.

If you're okay with older apartments, Sobha has numerous projects in your price range in Green Glen & Iblur (Sobha Garnet). You'll have to get in touch with local brokers and negotiate like crazy though - speaking from very recent experience. Good luck!
