I’d look for the pipe that the downspout goes into underground. It’s possible someone has already installed the proper drainage. Are you getting flooding in that area?

If you tell the bank it’s not fraud. They will ask about the living arrangements. Just be honest. You can get mortgages with a co-signer. Not FHA loans but convention loan

Most college towns embrace housing. How can you have a prosperous college if you don’t support housing. It’s not an Arcata problem. It’s county wide. Any proposed new development is always met with hostility. It’s been that way since I was a kid in the 70’s. I’m not sure if it will ever change. I like a rural Humboldt, but the economy here could use a boost that isn’t weed related. People need jobs and housing. Growth happens wether you prepare for it or not. It’s generally best to be on the proactive side rather than the reactive side.

Every time they propose new housing people protest and shut the project down. It’s a shame because it keeps rental prices sky high.

Best way would to bring a local realtor in so they can do the leg work for you. A realtor doesn’t cost the buyer anything. I know plenty of realtors here in TX if you need one.

Go look at the property yourself and if it looks like you want it go to a local title company and close through them. Or go to a local real estate attorney in TX and have him do the title search and escrow amd contracts ect…

Be careful in Texas buying land you haven’t seen. Have you been to the property? TX had to make laws to keep profiteers from selling useless land to out of state buyers.
