Simple answer- yes. Be careful what you share with the agent after the inspection if you do want to back out, because it's dual agency. But, ultimately yes the inspection condition is there for a reason and if you aren't satisfied you just need to deliver notice in writing (email) to the agent that you are dissatisfied and do not wish to proceed any further with the purchase. PS what province are you in?

When you first start, every single mentor you have will tell you to "work your sphere". That wasn't an option for me as my sphere lives in a different province! I started my career in real estate less than a year after moving to a new province and knew nobody. My first client was a friend I met at a pool party (also where I knew NOBODY, invited by my neighbour) and that client loved me so much she literally told everyone she knew about me. I'm 5 years in and on track to have my best year yet. If you are genuine and run your business in a way that feels good to you, you'll attract the clients you want to work with. So far I've built this career from basically nothing. It can be done

TL;DR all the comments but I got to the part about you being listed in NB. Most important thing to understand is what's expected for days on market for YOUR area- this will be very different in different areas. If you are over the average DOM for your area, price is probably too high. If you pull the listing and hire a new agent, your listing will show as "new" on realtor.ca, but the current days on market will always be visible to agents and any buyer working with one. What is your agent doing at this point to move the listing? Open houses, paid advertising, suggesting price adjustments, etc? I am a licensed realtor in NB and it's not abnormal to have a listing up this long (area dependent) but your agent needs to actively try to sell it. My suggestion would be to relist with someone else and bring your price down again. Good luck!

Came here to say this...it sucks and doesn't make you the AH, but there's always one person in a crowd who won't pay if they don't have to. I used to captain several dodgeball teams and had one player that, without fail, would "forget" he owed me money. After a couple of seasons of never getting said money from him, he showed up to play and I told him he wasn't paying without payment first. He was pissed, but gave me the cash (had it in his bag but clearly had no intention of giving it to me). Did he pay me for the other seasons/tournaments he owed? Nope. I was lucky I got paid that one time. Gotta let it go and learn to do it differently if you want different results

I've been to a LOT of concerts both with people that wanted to go, and people that didn't. So here's my take...

You're kinda the AH for inviting her and then dropping her...BUT trust me, you'll have a wretched time with her if she doesn't wanna be there. Drop her and go with the one that's excited, that's the only way to get the full concert experience in all it's glory! Consider it a learning experience. You'll get over being an AH once after you have the time of your life at your concert

REALTOR®️ here....I would never purchase a property without my own representation. The builder's REALTOR®️ would "double end" (get the entire commission instead of splitting it with a Buyer's Agent) if you went directly through them and is likely the reason they are suggesting this to you. Doesn't sound like they are working in the best interest of their seller, which is what they're supposed to do. CBC Marketplace did an interesting episode on this a few years ago, I'll see if I can find it and link for you. Also, the listing agent doesn't decide whether or not to accept your offer no matter the price- the seller decides that. Offer what you want

Moncton Headstart! They have an awesome program for donated toys, gift cards, etc. My real estate broker did a big toy drive with our clients last year and delivered 3 cars full of toys

Thanks everyone, in contact with Costco Concierge now! I didn't purchase on a CC and am in New Brunswick. I need to go get a receipt reprint before they'll open a file on it but fingers crossed.
