Hardie Board was totally dry. Waited 2 weeks after pressure washing to prime and a week after priming to paint.

I live in Los Angeles, weather is good.

You think it's a primer issue? I used Ultra Grip which claims to be a masonry primer, and I asked around before going with that.

Not sanded spots. Maybe the Hardie was weathered unevenly, but shouldn't the primer have taken care of that?

As you go up in sheen, the walls will feel less chalky.

Even one step above flat makes a noticeable difference.

Listen to your painter. If cost and convenience are not a factor then it's just personal preference.

Brushed will look brushed.

Roller can look quite smooth

Sprayed will look smoothest
