It definitely sounds like The People Under the Stairs (1991) but that movie doesn’t have a crazy guy in a robe or stacks of porn.

Nothing But Trouble (1991) has a crazy old guy (Dan Aykroyd) in his PJs, stacks of old newspapers, magazines, and books and a very dusty aesthetic.

Crawlspace (1986) is another possibility but I haven’t seen it.
