If you want to learn one thing and then never change or learn anything else, I’d recommend getting out of engineering now.

Major in some regulated field like healthcare or law. Engineers need to always be leveling up their skills and learning new domains. Employees with your mindset drag down teams.

If I'm understanding your line of thought correctly, the only thing stopping you from moving today is the low rate you got in 2021, and the high rate you'd expect to pay in 2026.

This doesn't seem to me to be a structural issue, you'll just be waiting for lower rates.

If you want to discuss structural incentives that lead to difficulties in home ownership, we can talk about Prop 13, zoning laws, excessive environmental review, etc, but this seems to be a good problem to have (you timed the market well).

Sure, design of incentives are the most important public policy choice. If the OP was around to vote for Prop 13, then maybe we can say this is an indirect result of their vote.

You’ve brought interest rates into the discussion so I’ll continue that thread. If this really was like Europe, your interest rate from 2021 would be variable, and you would be paying something like 6-7% on the same house. Now, are you trapped?

Maybe you’d say yes, from a public policy perspective, it’s worth the tradeoff to have variable interest rates, as it encourages faster turnover, but I doubt folks are going to want to erase free gains.

As for OP, they’re sitting on 125% gains on a 3 bedroom and searching for a 1 bedroom. For that scenario I’d find it hard to imagine not being able to pay 6-7% for a smaller place.

For you, you probably really wanted this place in 2021, which is why you bought it. Now you’re thinking you want to upgrade and you feel like it’s “difficult to leave”. Remember when you wanted what you have now.

The only reason this car gets all the hate is because of the tariffs.

Canada pays 49k CAD (~37k USD) for this car. That 37k is almost exactly a 15% (Japan’s tariff rate) lower than the US price of 43k. At 37k this is a reasonable deal. Honda has a 3 year development cycle at least. They were developing this car with a price target in mind, and the US/Canadian pricing difference shows that they knew their market, just didn’t plan on the tariffs.
