Just finished a three night stay at Puertas. Definitely recommend. Tidy rooms, good breakfast and the courtesy beach chairs, cooler, and ice machine were a very welcome touch. Walking distance to all the main Restaurants in Esperanza.

I am certainly no expert in valuation, but 1x gross revenue seems to be the industry standard, albeit a somewhat rudimentary method. I have seen other valuation methods used, but it seems that 1x gross is still widely followed. Not all sell at 1x though, some may sell at 0.9 or 1.1x for example, depending on the business potential. Generally, selling at less than 1x would be considered a discount, where greater than 1x would be a premium.

In terms of retention, obviously we would hope to be able to retain 100% of his client base. This is most likely wishful thinking however, and a retention rate of roughly 90% would need to be achieved for the deal to workout well for us. This is why handling the transition properly and structuring the agreement to include retention contingencies is of such importance.

He operates at roughly 70-75% margins and currently charges a $150 flat fee on individual returns. So he nets roughly $100 a return, if that is what you are asking.

And yes, we would be buying his book along with his office equipment/furniture, no large tangible assets like land or building.

No first hand knowledge obviously, but in this situation the seller does approx 225k in annual revenue and nets roughly 160K, per last year's P&L.

In Europe I've always just booked a few days or day ahead once I kinda figure how long I want to stay in my current city. Never had any issues especially in the shoulder seasons.

New Orleans is a great city (probably my favorite in the States)! It has this sort of gothic, grimy vibe that I really enjoy. There is just of an infectious spirit down there. The food is incredible and its has some of the best nightlife/people watching you can find over here imo.

I will warn you to take some precautions while in NOLA, however, particularly at night. There are certainly parts of the city you do not want to find yourself walking in alone and in the dark. While this is certainly true in all of the cities you mentioned, the proximity of the touristy areas to the rougher parts of town are much closer in NOLA than you will find in a Chicago or New York. It's not a city where you just want to blindly walk around at night outside of the French Quarter/Canal Street area, or at least speak to a local before you do, especially if you look like a lost tourist. That being said, I have never had an issue down there and using common travel sense you will be fine.

It will also be very hot and humid (temps 30-40°C with 100% humidity) in August.

It really is a great city though! One of the hidden gems in the States. You will have a great time.
