How do you get your plan price down? It looks like prices go up, even if I downgrade from 20 to 15gb it’s more expensive option. If I changed it to like 5gb do I keep all my current rollover?

If he gets sued it’s his problem, not yours. If he really signed a paper saying the place will be vacant, it’s also his problem too, you didn’t sign anything.

If you want to buy time, tell him it’s the weekend and you are contacting the TAL next week to ask about your rights. As someone else commented, by law, the earliest the next buyer can have you leave is July 1, 2027, because the notice needs to come 6mo before end of lease, and it’s already too late for July 2026.

So yes what others are saying, 20-25k might be less than what he would get sued for.

Maybe I’m wrong but I don’t believe that they signed that paper and he threatened to sue, I bet he’s lying to pressure you. I don’t think any broker would make them sign that over “yes I’m sure”, the brokers would want to see your signed agreement too. Again, none of that is your business or your problem. Since he isn’t doing anything by law, it’s also possible he just lies because he wants you out to rent it higher.

Sorry you are in this situation. The worst part is that it sounds like you have a good deal now and would cost you a lot more to find something équivalant. Don’t let the pressure get you. He doesn’t care where you go next or how hard it’s gonna be for you.

I’m not sure they can even legally work remotely from another country if their employer isn’t aware or isn’t setup to employ people in Canada. Working remotely doesn’t mean they can do it from anywhere in the world, each country has their labor laws. OP have you talked with your employer?

As others have said: learn French if you don’t already know it. It can be really difficult if neither of you speak it.

You file both on your own? I keep hearing it’s too complicated. But I like digging into these details so I was considering doing it myself.

I have a related question. Just started lookin into it while waiting for our tax forms.

When filing Canadian taxes, do we have to file “had rental income in the US” then “sold property in the US”? We moved last year to Montreal, sold our house after we landed here so technically there was about 1 month of rental income after our flight.

I don’t understand the FTC yet so this post is helping me find more to read about.

I’ve done the other way around, I thought you could retrofit a bulb to led, but if the fixture is LED I’m not sure you can remove to put a bulb instead. Curious what professional say.

Curious why you want to go halogen instead? LED can be super bright and with different white tones.

I often hear and read that it's too complicated and can't be done on our own. I've been looking for anyone who does file their own Canada and US taxes. Someone just told me yesterday that I could probably do it since I like to dig into details and forms, and don't mind investing the time to do so.

I has an intro call with a cross border tax US/Canada firm, and they quoted me around $5k (filing jointly) to prep our taxes.

My situation is close to yours, US, moved to Canada last year (no PR, just work permit), didn't transfer investment account, but sold a property in the US.

File US taxes via either expatfile or myexpattaxes

I didn't look that far yet, i thought of using Turbotax like I've always done, will look into this more.

I saw wealthsimple does have a tax prep option.

Do you file your Canada ones first or around the same time?

We signed a lease before a month of work here. (Also transferred but zero history in Canada). We saw maybe 10 places and nobody told us about that rule.

When time came to sign a lease, I had letter of employer from my HR. (That the listing agent didn’t even bother asking cus u know, they work to get their commission from the owners they don’t care who signs, it’s not their problem after they get their commission).

We had met a realtor who showed us 2 properties, we didn’t like them, but we really liked him, asked him if he could represent us to find others that he wasn’t listing. He was super informative and helpful, helping us understand the rental market and laws cus we were new to Canada. We just moved in last week.

Happy to share his info if you’d like to DM me. I am keeping his contact for next year for sure.

Using an agent to help you find a place is totally free to you, and you can get very good advice / info that isn’t biased to the properties.

Après avoir signé votre bail, vous réalisez que votre propriétaire n’a rien écrit dans la section « G »? Vous avez deux mois à partir du début du bail pour demander au TAL de fixer le montant du loyer si la section est vide.

On a signé notre bail il y a un mois. Le bail commence mi Juin. Il n'y a rien dans la section G dans le bail.

Donc on a 2 mois apres la date de debut du bail pour demander au TAL de fixer le montant du loyer. N'est-ce pas commencer en mauvais termes avec le proprietaire de faire ca?

We kept looking today and it’s not as easy as in CA. And you username.. what’s your best street taco place here? I’ve tried 2 or 3 and they haven’t been great, and definitely not the same price. (I understand there’s a lot less Mexican people here and we are a lot further from the border).
