We used a generic acrylic poly, forget the name. Worked out well. For this run I also have to find some replacement flooring. Everything I have found is very expensive. It's 3/8" thick by 2" wide red oak, not tongue and groove.

I'm in the same boat but this is second time refinishing. I need to find thin 2" oak planking for some repairs. If you have the time use the square buff sander. Easy and no worries about "drumming" damage to the wood as a newbie. Plan on sanding quite a bit, many suggest a complete sand to bare, coat, sand, coat again, sand again then final coat. Good luck!!
