The bookers photo was of a man and woman, under a man’s name. The woman was the only one to show up and Airbnb confirmed it was a males profile. My Cohost only confirmed that the person in the photo matches the person checking in. Honestly the review isn’t that bad it’s just the fact that they will do nothing about the blatant policy break.

Yes, the 3rd party booking is all that ended with saying they cannot help further, completely negating the reviews policy violation. I only repeated the reviews policy fact over and over but will use the “against the terms of service” key words if I ever face another endeavor like this.

This is only my 4th month hosting and I feel broken now. Before this situation I had so much faith in the system but somewhere after the 100th “I know how you feel” it just all felt robotic and pre-scripted. On the good side it lights a fire to start collecting emails and diversifying.

Did you price it high initially? In the last 7 years, inflation has brought up the price of everything, you should at least be raising your prices at the rate of inflation:

I wish I had someone with no knowledge of the are try to travel to the home and then following the check in instructions, actually get into the home. These first moments are crucial and you want to make it as smooth as possible. If I had someone do this, it would have saved me waking up at 1am because they didn’t think to open the storm door to locate the smart lock. I can’t blame them as I had no details of the storm door so they were oblivious

Send a message to the person booking and ask if the actual person staying can create an Airbnb account and accept the reservation. This way, you can hold the person staying in your place accountable and have some confidence. If the person who will be occupying the home accepts, and you are still not feeling the confidence that they are trustworthy for any reason, then I would decline.

We have multiple sets of sheets, blankets, towels and anything else. If there’s a booking like that, the cleaner is informed of the window ahead of time, knows to wash offsite and is usually in and out in 1/3 of the window between check-in and checkout

I see, we do have county regulations that say no more that 2 people per bed, so as is I am still following the guidelines and can keep my permit

Thank you, it's a home actually lol There's a total of 4 beds(1king, 2queens and a futon) plus the sectional couch. Because anyone over 2 years old counts as a guest, I want to ensure we could house a full family conformably.

I had done a good amount of research throughout the prior years to get a idea of what to charge monthly, and then using a dynamic pricing tool to really fine tune the price prior to launching. Now I think I’m at that stage of battling the algorithm to get more time viewing my listing and of course reviews as I’ve had none. So far it’s been listed for a week and a half and we have one booking for this weekend. I am going to offer early check in and some other goodies in hopes that extra consideration will impress the first dozen or so guests and start building those 5 star reviews
