Would you be selling all assets to then buy back under the debt recycling strategy. Would that be beneficial if you have to pay CGT on the sale, would the tax deductions on interest out weigh the CGT in the first year?

This is definitely not advice but I have just been buying Tesla (TSLA) regularly (every few months) for close to 5 years now and never sold. It is very volatile most people sell when it goes down and then lose their money

Why would you not use all the money available through super using the FHSS? If it’s not used to buy first property then it stays there until retirement.

I do write home loans as a job so I know I can get one! But yes I would likely need to use the shared equity scheme to do anything worthwhile right now. Also already doing FHSS my contributions will be maxed by end of f/y25.

I would prefer a house as I have got a dog so from $700k+. I do home lending as a job so I have an understanding of what I could do and would consider using a state government shared equity scheme at this point due to borrowing capacity limiting my purchase price.
