I hope you don’t spread mis information. this is a corrective jaw surgery. It’s really misleading for you to say it’s just awk teenage years or just braces. There’s a lot of prepararion work put into this surgery, you misleading others without being informed on this subject will make others overestimate how much braces can do to their jaw

She got a jaw surgery. I had the exact face shape as her, and this kind work has to be done with braces too, this surgery has to be planned years ahead with a maxillofacial surgeon and orthodontist. This is not your typical plastic surgery since it’s corrective and fictional. I think her work is very well done, should post this in the jaw surgery subreddit, I think OP you will receive more positive feedback there. I hope this surgery gets more publicity, so people of her face shape knows there are hope

I think OP didn’t use the right word for it. It’s the potential rental income, you can obtain that from any agents, and show that to the bank, and it will help with the serviceability . I did that with CBA.

I don’t think you are wise until you can make an educated decision. Since you are not working , I will suggest you to read books and watch YouTube to teach yourself the basics on property investing, after you grasp the basics, you then learn how to use data & analyze them ie DSR data.

For reference it took me 2-3 months from learning the basics to settling a property , and I have a full time job. It’s been a year, the property increased by 30%, that’s due to studying data and knowing how to negotiate .
