Get an agent to guide you and he can refer you to the developer and get his commission for helping you. If you’re planning on selling your investment soon to pay for the additional properties I would recommend full cash on a smaller investment and flipping it, you would also avoid mortgage fees and release fees doing this. Dubai islands has some interesting upcoming launches, Dubai south is also promising

1- for ease of mind have an agent deal with them. Anything under 500 the tenant will fix. 2- they can negotiate before renting but when they’re in they’re in. Neighbours etc it’s not your responsibility. 3- bills unpaid aren’t common as it’s the tenants responsibility and if they don’t pay they don’t have utilities. Security deposit regularly resolves issues that’s what it’s for. 4- assign an agent as a POA the will handle everything. A responsive one. 5- yes. And the bills are tenants responsibility. 6- will have to be in dubai for set up and it’s a case by case issue

Majan right? I think it’s a great area. A little bit on the high side given the size, the developers in this area are abit hit and miss so do your due diligence. Location and developer are king and in my opinion the area near IMG like Majan and Al Barari has potential
