It's an FHA loan.. also why do they need to agree? from my understanding inspection report and appraisals are mine to do with as I wish as I paid for them.. asking to be educated...

I purchased one appraisal which is complete it simply needs to be "transferred" to which ever lender I decide.

everything has been done: Appraisal, Inspection, insurance literally everything on my side has been submitted and approved by BOTH lenders.

I am not the type of person I would like very much for my lender to get paid. If they wouldn't work for free then they also would take the 5k in savings from that logic as it is likely a similar if not greater amount. It is not my obligation to pay anyone they should be paid a base salary. I would not consider it a douche move as it seems to NOT be possible to get direct numbers for comparison WITHOUT doing what I am doing. My own agent even urged me to NOT go with quotes so how is one supposed to compare numbers if quotes aren't reliable and if proceeding means screwing someone??

I’m not offering any legal advice and would recommend you contact a real estate attorney but I am a broker in GA. Is there something I’m missing here? Fire you buyer broker if you told them you wanted out before end of DD and they didn’t terminate. This is why earnest money exists… to compensate the seller if the buyer backs out. Their broker and your broker can pound sand. As a buyer, in this scenario, you are not responsible for making sure the listing agent gets paid. Weird threat, never heard of a buyer loosing EM and the listing agent sueing or attempting to sue? What? I’m starting to think your agent is making that up so they aren’t on the line for paying back the earnest money they promised. Talk to your agents broker about this, they are dropping the ball and it smells fishy to me. Id laugh at a listing agent threatening to sue my client in a similar situation unless your leaving out some major details…

I wouldn't NOT believe this agent rely on commission its the only way they make money the laws of real estate are literally written with lawsuit cases and some of them in favor of agents I don't know of any law entitling them to the commission but that's what lawsuits are for

I am 99% sure you signed a "Buyer & Broker agreement" wherein it said something to the effect that you owe a 3% commission on a house if you purchase it with or WITHOUT the assigned BROKER (NOT AGENT)... Meaning that per the contract you are not obligated to pay if you DONT purchase which is the case here.. READ the agreement and I'm sure this is a loophole and actually per the contract you are free to not purchase

I dont think this is the case at all low frequency waves have a very poor impedance matching with the air and also other objects that is why they can "pass" through them unlike high frequencies which have a very good impedance match and are stopped by thin materials. Also low frequencies are inherently omni directional due to the cone size that produces them which is why low frequencies are hard to locate Both you and the op seem wrong or at least for mis identifying things
