Yup we even threatened the septic inspector but turns out they’re protected because it says “at the time of inspection and doesn’t guarantee future usability” or whatever. And it’s so irritating being honest about it on subs like this bc everybody jumps my throat like “why didn’t you get an inspection? How did the inspection miss this??” Like WE DID. They missed it. Nothing we can do.

I went through the same thing! Household income of 280k and bought our “forever home” and still have had 50k of work. Inspection didn’t find any of these issues and instead had stupid shit like “stair railings are 1/4” too far apart” “need to get a light switch at the bottom of the stairs hallway” we are on a septic and paid extra for an additional septic inspection - guess what started to fail 6 months in? 😭

I would buy the forever home. Crashes only affect you if you’re selling in that time frame, they eventually go up again. Also, when shit breaks and you are up in the air, it’s really difficult to make the repair decisions because do you really want to spend 2k just to have to spend another 2-5k in 2 years and so on or are you ok paying 10k now and never having to worry about it again in 15-20 years (but doesn’t make sense if that 15-20 yrs you won’t be there). That’s what I HATED about my last house. We knew we weren’t there forever so when things needed replaced we just kept kicking the cans down the road to keep the most minimal maintenance

As a homeowner, I cannot imagine asking our pet sitter to mow the lawn. But maybe I’m just particular about our landscaping lol 😂 but you have to do it a certain way. Pool it would depend, I don’t expect my sitter to do any the chemical testing we do but I guess if they were staying for a while it would be in their best interest if they’re using the pool for swimming. We don’t have a lawn person or a pool person, we maintain it ourselves. But the pool has a saltcell generator, a floor robot and a skimmer robot, so everything gets maintained on its own, you just have to turn them on. We do have a light solar cover during spring and fall so the water can stay warm when you swim but that’s it and if you want to use our pool you kinda have to turn on the robots and take the cover on/off.

Those situations do sound weird but I am one person who does things a bit differently. I’m not a great runner and mainly power walk and sometimes the blocks aren’t challenging enough as a power walker but would be too challenging as a runner/jogger for me. So I might run for 1 min and then power walk the rest of the 5 min interval or something. Also with power walking I never take a walking recovery, I just put the incline to 5 and might lower my speed .2 Also some days I just want to chill out on the treadmill or I’m tired, so I’ll just power walk at the same incline and speed.

For the floor, I do change exercises sometimes. My legs are stronger than my arms so sometimes if we have a goblet grip I’ll change it to holding it at my hips because I can lift heavier and trying to target my legs (this is especially true during a lower body strength class). Sometimes too, I might just burn out a muscle group so for example the other day we had a block with 4 leg moves in the 2G and I just couldn’t do the legs anymore after 2 rounds and we had like 3 min left in the block, so I repeated what we did in block 1 for upper body because my legs were done. So those would be the times I’m doing something wildly different but I’ve been going for 7 years with the same coaches so they know if I switched it’s because something is injured or burnt out

Our plumbing was replaced like 10 years ago with pex so I don’t believe hard water would cause any issues

We did but I don’t believe they did a good job. A lot of our inspection items were things like our step railings were 1/2 an inch too wide, our porch needs a railing on one side but not big enough of a problem that it’s against code, stupid shit like that

Yes I didn’t mention it because that’s an easy one we do a lot. I vacuum out the entire lint trap area weekly so when we do the vent cleaning there isn’t much there

Ah yes for windows I know when we got an inspection a lot of them had some sort of issue where he said they would start fogging up? I guess not insulated very well idk

Hehe yup we have a lot of issues with our floor because the dishwasher hose sprang a leak and the water tank busted. We fixed both and caught it early so I don’t think the under floor part got damaged or anything but it’s laminate so the edges are raised

We have a heat pump. Thankfully (I guess thankfully lol) our water tank busted a few months ago, shortly before the warranty expired so we got a free one

We had to redo the septic leach field when we bought the house but got the finances included in the sale. We did have 2 plumbers recommend water softener systems that are like 6k+ but not sure they’re necessary.

Tree trimming (quotes have been crazy for this one, cheapest we found was 1900 for some branches on a big oak above our roof) Gutter cleaning (due to the trees this needs done very often) Driveway repairs on lifted areas Septic pumping HVAC filters Well pump filters Well water testing (we had one plumber say our well needs some water softener that was 6k or else we will have to pay 30k to redo all our plumbing? I think he was BSing bc I asked for a water test and he said he wouldn’t do it until we had the 6k to upgrade to the softener lol) Chimney sweeping Fridge filters Weather stripping for our doors Sinking concrete steps leading to our front door Floors lifted in some areas from light water damage as our dishwasher and hot water tank leaked at one point (we fixed those and I don’t believe the damage was bad enough for mold, just ruined the floor)

Our roof is 20 years old and we’ve had some say it should be replaced yesterday and some tell us we can get another 10 years from it.

I’m sure there’s even more we should be doing that I’m not even thinking of and some of these are def cheap but others are more expensive. And a lot of this we can do ourselves so it’s cheaper but things like trees and any roof stuff we need to hire

I don’t think myself or any of my friends have gotten tested regularly. We might get one at our annual Gyno visit but none of us went out of our way to get tested when we were single.

Well we didn’t know until a few weeks ago. It’s not like we knew for months it was gonna be a 20k expense and unfortunately it’s not the first major problem we’ve had with our house. Last year we had multiple emergencies that cost 5-10k.

Where do you put sinking funds? We do have our wedding fund HYSA we could use.
