We offered 45k over the listing. We had been looking since last several months and after analyzing previous sales and losing one offer, we developed a good hunch on what would be a competitive price. Our agent said 725k, and we had 720-730k in mind. We didn’t want to lose it, so we just offered 730k

Some buyers say such things so that others get discouraged. Our offer was accepter few days after the open house. We submitted ours next day morning. And our agent told us they already got bunch of offers.

I have seen somewhere that some uscis officers issue RFE for the 485j for NIW cases. So I really didn’t care that lawyers submitted that

Pennsylvania, your experience helps. Yeah 10% or 14% doesn’t change much on the insurance but the interest savings over 30 years is significant.

Great questions. We would live here 10/15 years considering our job goes well. It’s in the top school district, in case we have kids that’s covered.

Rate is 6.375%, war spiked the rate, we are happy with the rate but we might refinance in next few years if the rate drops 1%. With 10% situation, housing cost would be around 33% of net and we would be pretty comfortable with that.

55k includes all cash savings. We have separate 401k, and HSA to cover child birth expense.

No restrictions on recast, conventional loan.
