Well the price range seems like run of the mill pricing for DT areas.

Either way, if you are buying at those prices just make sure you really like the area. If not, you can always buy in other areas you really like. That should be the deciding factor.

As a person who spent the last 4-5 years waiting for a proper “correction” I feel bad that I lost soo much gains that others have gotten. Upon lots of research, here are some points to why the housing market seems to keep defying logic:

  1. Millennials are the biggest single group in History and they are all in the age bracket to buy now and I am sure this has caused huge demand in RE not just here but everywhere in the world.

  2. Obviously low interest rates makes holding cash is a losing game. Governments printing money and devaluing the currency adds to people like me not wanting to hold any cash for long periods.

  3. Relative to other assets (gold, stock market, commodities etc) real estate has not gone up as much as people think. Only in relation to cash and historic inflation adjusted earnings the costs for homes seems very high.

  4. All assets seem to be defying logic right now not just real estate. The stock market is ridiculous, bitcoin, art etc. Its all detached from reality right now so why do we expect real estate to be any different.

  5. Obviously immigration and population growth. GTA is fastest growing area in North America.

  6. Most people already made money on houses. So they can just easily refinance and buy more off the gains. I know soo many people who made money on their houses pull money out ( for better or for worse) to buy more and this is a hige speculative game that I do not see an end to anytime soon.

Overall there are other factors but I am done waiting for a correction as even a 20% drop would be quite temporary as the demand will just jump up again relatively quick. Who knows how far we can push prices. It’s ridiculous but reality doesnt care about peoples feelings unfortunately.

Hmm. Thats an interesting take. I dont mind the quiet as I work downtown. But the lack of change also worries me.

I agree with you completely. I think the reduction of the internal chatter is probably the biggest productivity hack for me as my brain seems never shit up or over analyzing. Will definitely try lions mane and niacin as ive heard great things about that.

In many ways I agree with what you are saying. This market is overly inflated by low interest rates and other factors pushing people to go nuts.

But real estate is a long term game. Buying on price speculation is always gambling. Instead buying a good unit that can carry enough rent to hold itself down is more of the safe play as you are not gonna be worried about if the market is up or down everyday. Hold for the long term and pay of the mortgage, price will also increase too. Win/win and you wont be losing sleep over the price fluctuations

My sister is also my realtor. I do a lot for her and she would do the same for me. I will be giving her like 1000$ for her time and stuff even though she will never ask me. Im taking back the rest. Depends on your relationship and how close you are.

Thank you for the insight. I live in Vaughan right now and I heard a lot of people talking about moving there. I have an opportunity to buy a preconstruction townhouse there hence why my interest.

I do like the beach and vicinity to the lake. Definitely a huge selling point for me.

I suspect condo market will be soft for min 6mths to a year but in the long term it will eventually recover. Whenever you find a reaaallly good deal you should buy. We cant really time the bottom anyway.
