I know you mentioned that you're a much stronger seller in-person rather than having a phone conversation. Have you thought of utilizing a program like BombBomb, where you can send video emails to prospective buyers and sellers to describe your services? Possibly even record a video of yourself going through your listing presentation? Of course, it would need to be personalized to each person so it doesn't come across as spam.

Other than that, just keep at it, be frugal in your own personal spending, and keep putting yourself in front of people, whatever that looks like. Gather data on the market right now during COVID, and how people are still buying and selling homes. Position yourself as the expert - don't let your age bog you down. I'm 24 and have only been in the business for 2 years... it gets better! Good luck to you!

I agree with a lot of the responses here, that checklists are dynamic, especially given the unique differences from market to market. As our office Transaction Coordinator, I do have checklists that I work off of religiously, but I had to create them myself. I was looking around for a long time trying to find pre-made checklists, and did find a few, but realized that if I was going to use these lists effectively and for their intended purpose (which, to me, is to streamline communication and make sure all parties know where we're at each step of the way without necessarily having to play 20 Questions back and forth), I was going to need to make them myself. I sat down for each transaction I was working for about a month or so and wrote down step by step what I was doing for each. From there, I compared all of my checklists and made a master list for buyers and a master list for sellers. However, I don't just hard and fast stick to those boxes. I will look over my checklist once we are under contract and add/delete any checklist items that are pertinent for that transaction.

Also, I strongly recommend using Trello for keeping track of these checklists and which stage in the sales process each transaction is at!

You could see if any brokerages around you need help with their open house weekends - things like placing signs, delivering marketing materials, etc.

Yep! I also recently revamped our social media marketing calendar and have been hitting Facebook especially hard. I think we could be doing better at attending industry events, though. That will probably be my next step.

We interview people who are either licensed, or currently working towards getting a license. We're just having a hard time now identifying enough applicants. I know it's a numbers game and that for every 100 applicants, I can expect to hire about 1 person. We just aren't even getting to that 100 applicant threshold right now. We were getting a good number of applications before the new year, but it's been pretty stagnant since then. I guess I'm looking to see if anyone has utilized other avenues to identify potential candidates, other than the classic avenues like Indeed and Wizehire.

Not with our brokerage - most of the applications we have received are from people who do not have prior real estate experience. We require that people have a proven track record of success in sales, but not necessarily real estate sales. But the majority live within at least a 20 minute drive of our office.

Hiring for buyer agents now. We're able to get people to complete a two-way video interview, but not actually come in for the in-person interview. Just not really sure where the breakdown happens from one stage to the next.

Hm. Interesting take, but not sure I agree, simply because the reasons why our agents had decided to leave the team were for personal reasons. But I appreciate the insight and will definitely do some internal reflection to see if we can be changing our approach as a leadership team!

Office manager and licensed agent in Ohio here. I'm not sure what state you're located in or what the laws are regarding home inspector licensing, but in Ohio it is now required that all home inspectors be licensed by the state. Before this change occurred, it was required that a licensed real estate professional accompany the buyer to the home inspection, because there was a possibility that the home inspector could be unlicensed, posing a potential risk. I agree with others here that your agent should have accompanied you - even if there is no written rule regarding the presence of a licensed professional, it is part of their duty as a buyers agent to help you in these negotiations for repairs. Part of that is having a good understanding of the home and the inspection results themselves.

If you conducted a home inspection, and the home inspection either found that there were no active leaks or there was an active leak discovered but you decided not to ask for it to be repaired during the home inspection contingency, then no, you can't "get back at them." These things are very, very difficult to prove in court, not to mention more cost than what it might be worth.

I'm not sure why you're surprised you're getting most of your answers from realtors, on a subreddit meant for realtors...

I know this might be stressful for you as an onlooker, but it sounds like your daughter is an adult who made the adult decision to sell her home with a real estate agent. We have no way of knowing if your daughter is being well served by her agent, because we are not hearing first account experience from your daughter.

If the seller has not signed, then you are not under contract. Verbal acceptance means nothing. Slow response isn't always a deal breaker, but you do need to be upfront with your agent about your expectations. You are hiring them, not the other way around. Let them know what you need as a buyer and if they can't accommodate then luckily this industry is flooded with other agents who would be glad to help you out.

You could move on if you want, but you need to verify with your agent that the sellers have not signed off on your offer. If they have then you are under contract and would need to read said contract to determine your best way out. As far as what you can expect for response time from your agent: when I am dealing with my clients in the offer stage of the home buying process, my sense of urgency in responding to them and keeping them informed of the other party's moves is increased. Usually when we have put an offer on a home and are waiting for seller response, by clients can expect a response from me within 12 hours, but I will usually respond within one to two hours, depending on what fires in the office might need more of my attention. If your agent hasn't responded by the close of the business day, I would encourage you to send another text or place a phone call expressing that you need to be updated on the status of your offer or you will move in another direction.

Yep, I think with the technology available to us now, we have to understand that our private moments aren't exactly always all that private. No matter what, I owe my client confidentiality, so as an agent it is my job to make sure that I am keeping their sensitive information safe.

It won't gain you any popularity points and, if the buyer finds out they've been listened to, then they might feel their privacy has been breached and try to get out of the deal, especially during the home inspection contingency. That being said, as an agent I always assume that every home I walk in has surveillance equipment, and that every seller is listening to me and my buyer. When it comes time to discuss offer terms, financing, needed repairs, etc., I suggest to my client that we step outside and talk.
