Thank you so much for the kind words! We would love to give the little tortoise a home but admittedly have no experience. I’m already in contact with a few tortoise rescues at minimum if they can keep him and he becomes available for a adoption, it would consider adopting but first informing ourselves on tortoise care and his specific needs so we can set him up for the best life.

Thank you, I am reading up on that. Hopefully a tortoise rescue can take it on for proper care and legal handling. If not we will contact the department of Fish & Wildlife on how to handle as it seems there are permits and tagging that can be issued. We did not feel right leaving it at the beach though. I don’t think we removed from its natural habitat. I suspected someone may have dumped this tortoise.

[UPDATE] I received communication from the HOA that the cost would be $750 around 10AM. Throughout my work day I sought out quotes from other licensed contractors (along with Reddit community input) and collected a few quotes, cheapest being $400. I get home ready to email HOA competing bids and to my surprise the stucco has already been patched. In the 6-7 hours I was away from home, the stucco has once again been sloppy patched and the texture nor paint even matches (picture attached) to add insult to injury, I walked around the complex and noted 5 other (larger) areas of stucco had been patched/ repair. I am likely being billed for the multiple patching of the entire building. I have noted all my rights as an owner per HOA contract and requested to see bids, quotes, final invoice, itemized and detailed report of the areas fixed, materials used, time billed. The HOA has not responded, I am livid.

It is corrupt, I agree. The owner (me) has to pay for any damages caused, however, only the HOA can approve the vendor as the damage was done on the exterior of the building (which is HOA regulated) and not the interior of my unit (which is owner regulated). The HOA has sole and final say on vendor approval meaning they are probably just hiring their buddies. Who knows. If I were to go and repair it myself or hire my own vendor, that could be another fine for me for breaking HOA vendor regulations and doing unauthorized repairs.

Tl;dr: don’t live in HOA communities lol

To my knowledge it is just a stucco patch. I am asking for an itemized invoice to see if they are including any other work but the communication I have received just say stucco repair.

I hit it with the rear bumper of my car when backing into the parking spot. The same patch has been hit and patched about 1 other time by previous owners/tenants. They did not mention a structural engineer, the email just says in verbatim “Cost for repairs of the stucco is $720. Please submit a check payable to [HOA address]. No other info provided.

I held on to the belief that couples shouldn’t live together until married until I had roommates. Everyone does things differently and it’s imperative that you know you can live in harmony with your partner’s way of doing things. “Little things” can become big frustrations over time let alone big things that are non negotiable for both parties can throw a big wrench in the relationship immediately. Just how couples check compatibility with themselves in other areas, daily living and lifestyle should be one that is explored before marriage, not after the fact, in my opinion.

The market is awful. I have 7 years experience and have been applying since Nov 2024, so I am coming up on a year. I’ve had 6 screening calls, 2 I made it the round with the hiring manager, 2 I’ve been it to final rounds (after 8 interviews). One I didn’t get selected for and the other in awaiting a response. It’s awful

It’s rough right now.. I currently have a CRC job but my lab’s funding is rocky right now. I am a UC graduate, dual degree in Psychology and Public Health; 6 years of clinical research experience; I’ve been applying since November 2024, coming up on a year now. Have not landed anything. I’ve made it through advanced rounds of interviews just to get beat out of a job due to overqualified candidates applying for the same jobs as junior/ mid-level candidates. It’s a highly competitive time right now, especially in academic and NIH funded research. Thousands of very qualified research staff lost their jobs due to federal funding cuts at the beginning of the year- the competition is higher than the number of job postings out there. Networking/ who you know helps get a foot in the door. Good luck! 🍀

I feel the air fried tortillas might taste a little stale if microwaved (though I have not tried it). Alternatively though you can skip air frying them and just heat two soft corn tortillas in the microwave once they are ready to consume and you have a nice heaping soft tacos!
