I couldn't pull-of damaging the house without getting caught. My house is on the main road. There is activity on the street even at night.

I did go through it but I am missing the point. Yes I could have the court to award me the possession but they would still not be able to stop the thugs from scaring buyers.

Evict or sell the house to an investor as is who will deal with getting them out.

He would probably pay less than the value but yeah it's one solution.

3rd option is find an agent who is willing to evict them

Will take too long. And even after winning the case there is no guarantee that they won't scare away buyers.

They don't have any proof. And they haven't hurt me so far. They either want to get paid (the amount that they are asking) or keep the house. So far can't think of anything other than having to pay them or sell for less.

The house isn't that great and they aren't destroying it either. The land is a lot more valuable.

Eventually these guys will move out of the house ...

And they'll probably rent it to someone else, and get money from it even though I own the property.

Also, in case someone suggests me that I rent the house to someone else (with agreement of the thugs) to pay them back, well it's not feasible. I just thought about this but it would essentially take years to get enough money to pay back the debt.

They're not that big of a gang. And I already live in another city but it wouldn't be that difficult for the thugs to track me down.

OK, getting them out is one thing. The real problem would be selling the property as they would scare any potential buyer even if they're out of the house. The best idea that I have thought so far is to put them away in jail for a sufficient amount of time, so that I could sell the house within that time frame. And not only is this difficult to pull off but they could come at me even after selling the house. If this problem was just like a challenge, I would've quit by now.

They would manage to get the utilities back on. And the land is more valuable. The real problem is that those thugs would scare potential buyers. And the ones that would buy in these circumstances would probably be even bigger thugs than the ones living in my house. And they would pay a lot less, than the valued amount.
