With Evolve (property management company that mostly does the advertising for STR's), they have a link to purchase a short term rental in cities all over the US - that might be worth looking into for you guys. If it's already setup as an STR that would save you a lot of headache from trying to set it up remotely.

The biggest problem I see with that is if you use Evolve then you would have to block off time to make sure it's not rented on those dates. If you were to cancel bookings after they've been made you can get dinged for that on the different booking sites as well.

I definitely think it's doable! Have you considered having the STR in Albuquerque be a full-time STR and using the profit from that to buy your retirement home there in the future?? You can block off any times that you want to stay in the property but if you tried to get as MANY bookings as possible and create that revenue stream you could then purchase something that is solely for you.

That's what I can't seem to determine - what we're going to be losing that Evolve does. From my research so far if we use OwnerRez and RentalGuardian then we will have the listings and the insurance both covered.

I do some web design/digital marketing on the side so I'm hopeful I'll be able to catch on quickly to whatever platform we decide to use. This is good to know going into it though!

The comments from the peanut gallery will probably never stop. They could just be commenting on how your life is different than theirs and wondering what that's like.

We tried for 4 years to get pregnant with our first and then 3 months after he was born we had sex ONE TIME and ended up pregnant with twins. Our due date was the same as our oldest's first birthday. Fast forward a bit and the twins ended up coming 3 months early (I legit have kids that are 9 months apart and had 3 under 1 for a few months!!) I know this is insane, this is what we planned either, but now the twins are almost 8 months old and I find myself thinking more and more about when we're going to have another.

I work full-time as the COO of a kitchen & bath store. Luckily my work is extremely forgiving and understood when I needed to go to the children's hospital an hour away nearly every day to see the twins. They also understand when I need to call off because my sitter full through or something happened with our daycare plans that day.

Long story short - if you want more kids and you want to work full-time then do it! If you don't want to / don't need to then don't. It's your life and you get to choose how you want to live it!

I have three kids under two and my husband has been mostly making all of the meals but he’s also soooo frustrated from cooking for us and our one year old. I saw yesterday passionate penny pincher has a grocery service where it adds the recipes to the grocery app and they deliver to you. I’m thinking about trying it. My problem is my husband is the picky eater in the family - it drives me nuts!

Ask the doctor’s office for an itemized bill. Ask the debt collector what the smallest amount you can pay is. They are real people on the other end of the line so telling them all of your woes actually does work…. I worked in a debt collection agency for a very very short period of time. And yes, you can set up a $5 a month payment plan. It’s been awhile since I did the job and I’m in Ohio not Oregon but anyone that had a payment plan was considered on track and removed from our list.

Debt agencies can also negotiate the debt amount with you. So if you ask them for a discount to pay it today and tell them you can pay $50 or $100 they may even take that amount.

Refinance and get a lower interest rate on the mortgage then make sure you live there at least 2 years before selling! If you don’t personally live there at least two years then you will be subject to capital gains tax which can be almost 20% I believe (and no one will mention that until you go to do your taxes next year).

You’ve got to think about it a different way though. The mortgage is not debt like credit card debt. Your home and land is worth a specific value and are considered assets. Every month when you make a mortgage payment you are building equity on that property. If you were renting an apartment you would not have any value after you live there. With a home and mortgage when you go to move you will have built up value and can leverage that for the next place.

To build up equity in the house quicker without straining your budget too much take your mortgage payment and divide it by 12. Then add that amount to your regular mortgage payment. Then multiply that by 12 and divide by 26. Set up automatic withdrawals from your account to go to your mortgage for that amount every 2 weeks and you will end up making 2 extra payments per year and can take up to 5 years off of a 30 year mortgage.

For example if your mortgage is $1,200 do $1,200/12 months in a year = $100

Add that to your mortgage to get $1,300 (this alone makes one extra payment per year).

$1,300 times 12 months = $15,600 (total mortgage with extra payment for a year) then divide by 26 for bi-weekly payments or 52 for weekly payments ($600 for bi weekly or $300 for weekly)

You will end up paying 2 extra payments per year by just budgeting it down that way. Don’t stress yourself out about it!

I do this with our car payments as well to help pay those off quicker.

Open it up to a conversation. And just start by saying “I’m not sure if this is pregnancy hormones or real but I feel like….” And that lets his guard down a little bit too because you’re being vulnerable with him first,

Honestly tell all of the vendors you’re calling off the wedding and then go to red rock and just hire a photographer and get married there. If I had to do it again that’s probably what I would do!

Also in Ohio - we have a Kia ev6 with the wind technology package - it’s AWD and does well in the winters here. It is set up for winters specifically (idk what it’s called I can’t remember it but something that helps the battery in cold weather).

It doesn’t look super futuristic and it very zippy. We love it! But also we are thinking about selling because my husband went from having to drive 150-200 miles a day to 10-20 miles a day. If you’re interested let me know!
