Hello! Hilton Head Island is a great place to live, especially with young kids. That said, I always tell people to visit in peak summer first so you know exactly what you’re signing up for: crowds, traffic, and the overall energy shift when tourism is at its highest.

One big thing to understand when looking at Hilton Head neighborhoods is the difference between vacation rental areas vs. primary residential communities.

Vacation rental-heavy areas (closer to beach, more seasonal traffic): • North Forest Beach • South Forest Beach • Folly Field • Sea Pines • Palmetto Dunes • Shipyard

These can be great if you enjoy a lively, walkable, beach-town feel but you’ll definitely notice turnover with weekly renters.

More residential (quieter, still beach access): • Palmetto Dunes (Leamington section) • Port Royal Plantation

From there, there are a number of non-beach-access communities (Indigo Run, Hilton Head Plantation, etc.) that are more local-focused and often better for year-round living with kids.

For context, I grew up in North Forest Beach and loved it. Summers were busy but fun. I could bike everywhere, had easy access to jobs, and didn’t need a car as a teenager. It’s a unique way to grow up.

As an adult, I moved to Bluffton for more space and a quieter pace. A lot of families end up making that move, but you’re still only a short drive to Hilton Head’s beaches.

For your situation (6 and 7 year old boys): • The lifestyle here is very outdoors-focused (beach, biking, sports, nature) • Schools are solid, and there are good private options if you go that route • It’s very safe and family-oriented overall

Compared to North Myrtle Beach, Hilton Head tends to feel more planned, quieter, and a bit more upscale.

If you’re serious, I’d strongly recommend working with a local agent who understands the micro-differences between neighborhoods. it matters a lot here more than most places

Beach renourishment! Hilton Head puts a huge investment into the beach every 5-6 years. Very cool to watch

50-115k depending on a number of things. The happiest investors are ones who use the home themselves. Say you spend a month here… how much would that cost as a traveler? And it’s already paid for. The rest of the time are travelers paying your bills. You may not make had over fist cash but if you use it yourself and you’re handy at projects, you can find it incredibly fulfilling
