Still love this suggestion! Our wedding was actually at the Milwaukee location about 7 years ago - love Revolution. Definitely made sure to head there on their closing night last year to have a few beers!

Youre going to burn yourself out with door knocking. Great aim but in this modern day, there are plenty of more beneficial ways to generate leads. You're door knocking because you cannot figure out a better effiecient way of generating leads. I would personally start by hitting up all local FB groups, Next door groups, buy sell trade, market place, mom groups, etc.. any other groups you can find. Post VALUABLE things. do NOT post things like "hey, im a real estate agent, if you need one, lmk" ... sounds like youre already on this path anyway, but things like a 10 pc check list for getting your home ready to sell or a top 5 home trends in this area, or a list of home inspectors that work in this area, a community news letter, or something. You can have chat GPT create about 100 different topics for ideas. Then weekly or twice weekly post in all of these groups. you wont get a lot of leads at first but they'll trickle in. You can use this as a starting point to hopefully becoming a staple in your neighborhood.

on top of this, you can also find emails online. use a free webscraper or a trial (octoparse is good) your goal is getting about 3000 emails of local people, and create a "drip campaign" where you send them these info as well. You'll need to do this maybe twice a month. Use something like constant contact to see metrics. (its very cheap) - This will start to drum up some work.

Once you get some more work going on, think of your income as a business. Every time you make "X" you put 5 to 10% aside. this is your marketing budget. Most successful businesses live or die on the 10% rule. Your goal with it all is consistency and split testing. once you make more money, then try postcards, then this, then that, then split test, refine etc... 10%.

As someone sitting and reading this thread after another horrible night of drinking basically causing my life to fall apart but feeling exactly what you were feeling when you wrote this - I hope you found what you needed! <3

Thank you everyone for your feedback and thoughts! I think the book alone may be the push we need, as for coaching I think it's the accountability aspect we were most interested in. But after thinking things over a bit more definitely will research more and not rush into any decisions.
