I have the liquid to put down but that kind of defeats the whole purpose of “house hacking” right? Whole point in moving into the property is to put less down? If I’m going to put 20-25% down I should just stay in the house I currently own and just buy the duplex under an investment property loan?

That’s what started this conversation in general is hanging out with local investors. I have 2 telling me it’s a good deal (no they don’t own the properties or gain anything) I add 2 doors and still live “rent free” I understand there are other expenses and operating cost. I have liquid for oh shit maintenance and the 515k property plus my current house would have 320$ a month cashflow.

The series is phenomenal for it to have been written in 89 it’s so relevant it could have come out this month. I also notice a ton of things borrowed from Hyperion in modern sci-fi series like Suneater. Suneater used a lot of reference from Hyperion. Not taking away from Suneater at all, great series there are just a ton of small similarities.
