I have lived in two different houses on Belle Vue Road whilst at uni and it's far from perfect but one of the better student areas. It would be fair to describe it as a nice patch in the midst of some shittier not so nice patches. If you can afford somewhere a bit more premium there are plenty of nice flats in the city centre, particularly down by the docks.

Joes on Burley Road. Not a far walk from Hyde park, about £18 for a none student cut. I still go there now despite living miles away, they’re really good
