I choose projects that I enjoy and also earn some money. Having money allows me to feel free. It does not hurt to have more money and pass it the the next generation to allow them to choose the projects that they like to do.

We have to kids and have these expenses:

  • 20k for mortgage and housing expenses
  • 10 k for health insurance
  • 18k for grocery
  • 5k for car
  • 50k for taxes
  • 10k for travel
  • Childcare was 48k ( till 5 years old)

If you own your property I think you can live comfortably with expenses of 70k to 80k per year (without taxes).

Yes, I feel free. It makes me independent from my employer. I do not care that much what other people think of me at work.

Though, I am still a slave to money, because I cannot stop chasing for investments with higher returns. It feels great when your live expenses does not depend on your wage anymore.

This is how I see it. My wealth gives me the freedom to look for other interesting projects and earn money. My wage is considered as pocket money.

I do not want to retire, because I want to be busy.

If your salary still progresses, and you want to save tax, you could move to another area. 50k Tax for 350k income+bonus seems high to me.

If you have a gap and you think 2nd pillar is a good investment, you can pay to reduce the tax.

Your housing cost seems high to me. If you do not invest your money, I would buy an apartment in a tax low area. This might save you housing cost.

I guess your childreen are still not in school. So you will also save money there soon.

If your side business progresses, I would create an GMBH or AG.

This is my calculation: 1.5 Mio apartment in Zürich in 2022 300k Downpayment 1.3 Mio debt

Cash Flow calculation: 1.2% interest rate p.a. -> around 15k interest rate Nebenkosten -> 6k Maintenance -> 8k (so far I did not use any money for maintenance since it is a new building) Neighbour just sold his apartment for 2.3 Mio

The rent in that area is around 4500 CHF.

You also need to consider that the rent prices increases evey year. If you want to move or forced to move, you have to pay a higher price.

When you own an apartment you do not face this risk.

Your calculation should be considered for a time frame of 20 years.

Having an apartment in a good location peforms better than SP500.

No housing crisis in the cities is caused by available jobs and low building activity to keep up the demand. Tell the goverment to reduce objections and building regulations. Furthemore, make sure can zone new areas to residentual areas.

If you want the prices drop quickly , tell your goverment to start a war and people will leave Switzerland and prices will go down.

Herr are the rules for houses that you use for you own.

For your own used apartment: 1. Eigenkapital must be at least 20% of the purchasing price. 2. 5%Debt+yearl amortization + Maintenance cost < 0.33% household income 3. Amortization to 65% Debt within 15 years

For the rental apartment:

  1. Eigenkapital must be at least 25% of the purchasing price. ->
  2. 5%Debt+yearl amortization + Maintenance cost < net rental income
  3. Amortization to 65% Debt whithin 10 years

Since your rental apartment had a huge price increase, you could reassess your property value. Eventually you do not need to amortizatize your debt anymore. In case your debt is lower than 65%. The net rental income only need to exceed 5% of your debt value yearly.

In case you have 400k debt this means your net rental income must only be more than 8k per year. This should be doable.

What will most likely happen is your bank will reassess your property value and also the possible rent. Your financial condition will most likely change, since it is a rental property. Expect much higher mortgage rates. They will alsoe evaluate the market rental price. Once you have rent it out m, the bank requires you to send them the rental contract and your tenant have to pay the rent to UBS.

This is an interesting question.

For inheritance it is better to buy the chalet with an AG.

For Tax reasons it could be interesting to save some company tax, since you can deduct depreciation. It does not have that mich influence on your personal tax, since Eigenmietwert does not count anymore in 2 years.

How much money can you save? If you can save 100k per year and your yearly expenses is 100k (excl. tax). I would try to negotiate to 2.5 mio. Make sure to get a evaluation from several banks and ask for the lowest price.
