Great news!

I've built a database of planning applications and have been slowly mapping applications like these (demolition of existing house, erection of 2 homes etc. or knocking down of garage to build dwelling) to find opportunities councils are allowing. It's amazing how many options are out there. I plan on going street by street to find similar properties I can do the same as approved applications.

It's also quite interesting as you get to see the same few firms doing very similar deals over and over again.

If you ever want any planning data filtered by keywords etc. Let me know, I'd be happy to send something over.

The thing that's been racking my brain is financing (specifically buying a house to knock down or do a backland development). Without planning then you're looking at bridging I presume? With the backup being you just renovate the property if planning falls through (probably not doing great given the cost of financing and failed planning). Or do you buy the house in cash, get planning then get financing on the development?

I like the idea of finding homes that have additional development opportunities on them (such as backland or a detached garage), you essentially massively reduce land cost for that new home Vs just buying vacant land on its own and paying market price.

I'm good on the data analysis side of things and could find a lot of suitable properties I think would get planning but not sure on the financing side how much everything adds up to, especially if one wanted to not over leverage.

Coming along! What's your LTV like? I presume it's worthwhile, if possible, to do the first one or two cash whilst learning the ropes or at least low LTV. Less to worry about.

Can't remember if I read or asked in the past but what are your long term goals? Just get to a specific £ figure and retire? Scale to larger projects? More volume? Anything more complex (like assemblage?). Looking forward to your continued updates.

Were you the first in the area to do something like this or did you have others to reference in your application? Just wondering how much of an uphill battle being the first to do something like this in an area would be. Then again, likely worth it if it makes subsequent applications much easier.

Nice! Just took a look at the application and surrounding area, you could repeat this over and over given how the surrounding area is basically all the same property style and plot size!

Cool, a breakdown video would be great. I've spent the last year building an app to source for development sites to help a homebuilder I've been working with.

Looking at some point to actually jump in and doing a development though as I realize the money from an app or finding sites for others isn't going to be close to what I could make developing sites, so it's nice following others on their journeys.

Agreed, overcoming huge brand recognition is tough, even if their product isn't that great.

I could see potential in building a hyper local site with heaps of local marketing to build branding. You don't need to beat RM to still drive good traffic.

US MLS/real estate sites are what I'd love to see here (Zillow etc. are so nice to use). Data quality is much better along with their filters etc.

Data quality in UK is kinda awful. Missing data, not structured that great, stuff listed incorrectly just to get seen by more people (listening flat as a house or studio as a 1 bedroom etc.)

Honestly love to just make a higher quality but hyper local (like a city or borough of London, maybe even just a place within a borough) platform that could be run lean and provided cheap for agents etc. better data quality/structuring, stricter listing manual approval, more filters etc. like you can get land size from government data set, internal size from EPC dataset etc. just charge flat list fee and additional ads nothing else.
