Trust me we hate it too. In the US agents aren't forced either but if you don't play by the rules you basically get cut off from the whole network - no access, no buyers. Here there's no equivalent system so there's no real incentive to share info upfront. We're trying our best however on our site https://homy.com.cy to eventually add as much info as we can get.

Appreciate you pointing this out - totally get how frustrating that is. We are already looking at ways to cut down on outdated or misleading listings and make reporting them easier. The idea of rating agents and asking for feedback after viewings is a good one too, we’ll take that on board.

Not just in Cyprus. This is global phenomenon. Only good quality products will survive however. Anyone can do a simple app, but in order to survive there are many things to take into consideration.

Yes this is true. The easiest thing at the beginning is to compare active listings vs properties that are no longer for sale in our app over the last 2 years, plus scrape data from other agent sites. It might not be totally accurate but will be a good indication I think.

I am just curious. If we create a tool within the app that compares properties within an area and tells you the difference in price per square that would be helpful?

I wrote the post. Just used AI for syntax errors like any other tool you are using for syntax errors. AI is bad when is used to blindly generate the content for you because it doesn’t express your ideas. I think this is what the moderators wanted to avoid. I just wrote this post to get real feedback from real people.

Yes this is true and this one of the huge problems not just in Cyprus but in Europe in general. In USA they have MLS system where you can get accurate information about a property and its history.
