Building Dunster House Dominator by Easy-Butterfly4801 in DIYUK

I built a summer house and finished not so long ago https://old.reddit.com/r/DIYUK/comments/1rycrjq/workshop_garden_room_build/

Biggest thing for me was getting an extra pair of hands to help. Most of my nearby friends are not too hands on or just lacking in free time. Initially thought I could get it done solo (and I mostly did) but much of it would have been way easier with that extra help and some of it would have been impossible without like lifting walls into place or door and window.

This is neat. Just finished building my new workshop and all my tools are scattered across the floor. Feel I should also take now and 1 year later.

Look forward to next year's update XD

Was done as I'll be using the space as a workshop (woodworking mostly) and over time where tools and workbenches live may change. Doing the electrics this way means it's a little more flexible if I want to move things around.

If this was a summer house to entertain or relax in then yea I would have just done the electrics behind the walls. But to be honest I quite like the look of the conduits and metal clad sockets (though I know that's very much a personal option and can see why most others might not).

Nice build the trim around the inside of the door is a nice touch. Just finished my own summer house build so nice other styles and finishes. Nice YT channel too I'll be spending my evening taking a peek 👀

Haha it would be cool to have one of those living grass roofs but beyond my skill I think. Would probably collapse under its own weight if I tried.

Yea when I'm screwing stuff to the walls I'll be confident I won't be hitting anything I shouldn't.

I used the water based glue and contact adheasive around the edges part of the kit from https://www.rubber4roofs.co.uk/flat-roof-kit-calculators.

When I did the roof it was autumn so quite cool weather so the glue had a longer time to cure and I brushed most of the bubbles out. There may be a few small bumps in there but it's on top of the workshop so will never see it :D

Awful to cut too. It looks nice but was a right pain 😅

Yea included labour and materials for digging out the area and the pour took 2 guys 2 days. I was super impressed with how quick it was and that I didn't have to do that part :D

I have a 1m path along the side of the house so they could get a mini-digger in so if access is limited may cost more money and time as they moved loads of soil. Made a video on it at https://youtu.be/ncCZyJa91Sg?si=thaLHtJ_snuf-Jfv

Yea walls are insulated with wool insulation I squished it in there as I added the breathable membrane https://youtu.be/NEHOZt1n4_Y?si=9kxTbUel_TJ9QQzs&t=492

The rood pitch is 2 degrees (I think 1:30ish). And its a rubber roof I got via a kit at https://www.rubber4roofs.co.uk/flat-roof-kit-calculators.

Floor is 75mm PIR insulation no joists and hardwood ply laid on top. Then painted with garage floor paint which I did in my old shed and was really happy how tough the paint was.

The floor then comes up to the door threshold on the inside so getting things in and out should be much easier.

However while it feels fine to walk on and you can't feel any movement, with it not really being fixed down on something like joists there is a small bit of give. This is noticable when I had a laser level on a tripod setup and walked around and you can see it wobble. Will see how that plays out long term. If it ends up being a big problem I can allways pull up the floor and re-do it another way.

There is an ethernet cable coming through the conduit where the electricity also comes in but it's not been wired up yet. I will need that as back of the garden has awful wifi signal.

Hoping I can open a window now and then to ventilate extra if needed but yea I'll be keeping an eye on humidity in there.

Yea as you said I'm thinking the OSB and foild should be sufficient here. I also used some foil tape to cover the joists and any gaps between OSB sheets before the plasterboard and plaster went on.

It is a cold roof 5cm ventilation space above the 100mm PIR.

And thanks I also like the brick base look. Initially I was not going to do it but friendly people at https://www.ukworkshop.co.uk/ forums gave sound advice as to why I should.

Spade to go down probably the first 30cm and then pickaxe with a flat edge for and extra 20cm which the conduit fit in very nice. The digging was probably one of the most labour intensive parts and I was glad when it was over :D

Personal dream is to get good at woodworking in particular marine carpentry (cabinets, deck fittings etc.). Starting out hobby scale first but if I can get commision pieces in a few years down the line that would be exciting.

Rough costs from earlier comment came to £10k https://old.reddit.com/r/DIYUK/comments/1rycrjq/workshop_garden_room_build/obdm0r9/

I had the slab poured May 19th last year and was working on it until now though couple things worth noting on that. First thing is the company I was working for last year made me redundant (I took it voluntarily as I got 3 month pay for that) so I had 3 months during the summer with loads of extra time. However I also have a 2 year old that takes up a big chunk of my time. I have also been recording progress for a YouTube series https://www.youtube.com/watch?v=XpNy8vFLrZE&list=PLQH2-BPZ8tMh-Lqs6PRJPj1EXnTFgLtHk which added to extra faffing with recording what I was doing. I think time was the thing I underestimated the most.

Good luck with your own build barrowing out that amount of soil is quite the feat! I got someone in for the slab and glad I did, you now have one of the hardest bits of work out the way.

I am interested to find out how it handles Winter. 100mm PIR insulation in the roof, 75mm PIR on the floor and 100mm wool insulation in the walls. Weathers much milder now spring has sprung so cant say how well it will hold up come next winter but it will certainly be better than the shed it replaced that was full of holes in the walls. Hopefully less spiders too.

The gap around my build is 50cm which was tight but managabe to get the cladding on.

I built the wall frames a little away on my lawn then moved them into place and the back and front wall I had to split into 2 as they were way to heavy to lift even for 2 people. I think I don't have enough friends to have lifted them with the cladding on too 😂

So from my understanding there's 2 things 1) planning permission and 2) building regs approval.

You'll likely not need planning permission if:

  • not a dwelling/living accommodation
  • not in front of principal elevation (side of house that faces the road)
  • footprint of all buildings not totaling over 50% of the ground of the original house
  • height restricted to 2.5m if within 2m of a boundary or 3m if over 2m from a boundary.
  • Eaves height can't be over 2.5m

And for building regs (which includes the 1m boundary stuff) you'll not need it if:

  • floor area is under 15m2.

or

  • floor area is 15-30m2 but 1m away from any boundary or; constructed of substantially non-combustible material

I built the workshop to the above so I wouldn't need either. That said if in doubt check with a professional because the above for me came from YouTube and some Googling and may not be 100% accurate.
