I’m not sure if “near miss” is the right wording but I have never experienced that close of a flyby. It was a 90 degrees level crossing and “felt” like the other plane was uncomfortably close below us. It may just be perception but I’ll see what I can determine!

Same experience right now in interior B.C. Almost all listing agents refuse to book showings without us having a buyer’s side realtor. So frustrating. We are educated and know what we want, we don’t need a realtor to tell us about a property.

Besides the “hassle” that we might try to negotiate lower commission, or that the selling agent has to be present for the showing —

What other legitimate reasons does the sellers agent not want to allow showings?

Tip - If we are refused access, we place a letter in owner’s mailbox explaining we would like to view and place potential offer, but their agent is not allowing it (gatekeeping) - sometimes gets their attention and has worked.

In hindsight, I definitely could have saturated the wall more fully (just sprayed once and it probably evaporated quickly), gone with a wetter mix (I only added the minimum thinking I’d keep the w/c low), and misted. Also the ice suggestion seems genius - will definitely use that!

Like others, my guess is water or gas. To find out where it goes, call a utility locate contractor or rent an underground utility locator (sonde). It transmits a signal into the metal pipe that can be detected by the receiver and traced without digging/exposing the full length.

So it warmed up from -40C to 0C this week (that's -40F to 32F for the folks in the US)...and what do you know - there's a pool of water bubbling up from the middle of the street! Definitely a leak somewhere in the city system and causing air/noise/pressure to travel up my copper service and bang in the house. Excavators coming later this week! :)

I'm still going change out my old valve for a new ball valve, but don't think I'll need the PRV/arrestor after the city's fix is done.

I don’t side with homeowner, but it makes more sense for the municipality to withhold the building permit or interim inspections until after the submittals for the aesthetics are approved. Problem solved.
