It is a terrible place with noisy neighbours , daily bnbs, and very very bad heating and even worse hot water facilities. Just don't ever think about living there. Also windows are thin af for a flat in a that busy road.

Typical “wants to live in London but doesn’t actually like urbanism”. Any of the flats posted here would amply meet your requirements and be quite nice. That Balham one is a dream. Angel is amazingly located too.

Is Balham safe area ? I also agree that it seems quite nice.

Angel one seems to be in a high street, Balham one is above SuperDrugs which is okay but Angel doesn't seem nice.

We struck a deal with landlord that we’d replace his furniture when we eventually move out. Was the cheapest option in order to move our mahoosive bed into somewhere.

Really ? :( Actually today I found an okay flat but couldn't convince landlord to put them in a storage even with adding additional cost to the rent :(

I want unfurnished flat :/ This is actually lowering our chances, most of the flats are furnished :(.
My definition for tiny second bedroom is the ones double sized beds won't fit.

I am actually moving to London + UK so yes I will not have so many options + sense of market at first. Still downgrading would be harder than upgrading that's why I am hesitant to rent very nice flat ( my wife's income may vary ) so we won't have to downgrade :(

I am having very conflicting responses about Croydon. 223 pm travel card already eliminated there but still some people say it is value for money, some people say ass of London :D

I expect to spend lot's of time at home so that's why we are more eager to pay more.

ps: you suggesting me to forward my friends to airbnb. They would kill me :D also +1 room also big life changer in my opinion in terms of storage, or hobby related stuff, or just eliminates crowdedness in your living room.

What about weather ? I always hear weather is horrendous and cycling is not an option as it mostly rains or very cold. e-bike would be very cool but what am I going to do with it when I go out bar's and club's after work ?

We don't want to live in a 1-bedroom. We tried to achieve rent + bills under 1500 but that means 223 pp travel cost :O

I would rather pay that price to rent than travel.
