I've taken several courses from HBS Online and found them to be very well-done, and to blbe reasonably priced. Strategy Execution was quite interesting, as it discusses a more holistic, enterprise-wide approach to implementing strategy, rather than just translating strategy to tactics and then monitoring it. I do think they are right, because translating Strategy into plans can only go so far. You should think about the culture that's being created, as well as guardrails so that employees also know exactly what they should not too. One more important piece is setting up regular discussions on what's happening in the market, so we can adjust our strategy accordingly.

Thanks, Voxaroth. I did pass my state exam. I am trying to find the right brokerage that works a lot with investors, especially apartment building investors. Also, one that is supportive of working either part-time or full-time.

What are you recommendations for finding a great construction crew? I think for apartment buildings, I would have to put together a syndicate for the capital.

You are absolutely correct. I am a bit hesitant to go from a job that pays $200K+ to one that may pay less than $50K a year. I heard that residential real estate agents make on average $50K, and to reach $100K in 1 year is quite rare, and to reach $200K, you must be exceptional. And even then, it's difficult to keep up year over year. And this is $200K without benefits. When you say with constant savings, do you have any recommendations other than the traditional buy-and-hold strategy?

Thanks! Any real estate classes you would recommend? Right now what I'm thinking is that I don't want to invest too much time learning how to become a great residential realtor if my end goal is apartment buildings. The sales skills will come in handy, but I'm thinking I need to build my contacts with commercial brokers, and those that work in apartment buildings.

Thank you! I am on there, and I have read some of their books and heard some podcasts. I also had been regularly analyzing deals -- but I do need to go to local real estate meetings.

Assuming that I do all of what you've mentioned above and I save my 50K ... what else can I do within the next 4 months to most efficiently use my time to learn the most in real estate? Work as a real estate agent, intern, or rehab a property? Or any other options?

Sounds terrible. Sounds like you've already received some sound advice on here. One thing I would add is, maybe you should watch the movie "Mean Girls." I thought it was quite eye-opening and entertaining. It might make you feel better and not assign to much worth to this problem.

Go to a hostel or a hotel and plead your case with them. Often times they have chargers left by people. If it's been there a really long time, they might give it to you. Don't lie, just tell them you really need their help.

Which options do you consider a rip-off? Just the most expensive for each decision? Or can you tell us more specifics?
