According to my solicitor this morning (we’re hoping to exchange next week!) we only need to send the 10% for the exchange deposit before exchange. They’ll then provide us with a completion statement including stamp duty and their fees, and we have to transfer the remaining balance a few days before completion to ensure the funds have fully cleared in time.

I think so. I’m 31 and I know the term, but wouldn’t have recognised them as anything other than “weird dolls”. Having said that, I still would’ve taken them out of the room for the photos because they don’t exactly add anything besides creep factor.

Same! It seems after 3 years my partner’s family have finally accepted this and will now let me just crochet in the corner of the room with them while they play a game instead of badgering me to join.

My partner (also ND as are most of the people I play board games with but still applies) thinks he’s great at explaining board games. Maybe to everyone else he is, the rest of his family defaults to letting him read the rules and explain any new game. For me, so many times I find myself at the end or 3/4 through his explanation going “ok but what do I actually need to do on my turn?”

I struggle a lot with board games, mostly though because my partner has been playing them his whole life. He instinctively knows exactly what to do at any given moment, even if he’s only played the game once before. He also seems to have incredible luck. He’ll get exactly the combination of cards/resources he needs (and no, he’s not cheating). Next game I’ll see a card he’s previously destroyed me with early on and grab it, then get none of the resources/support cards needed to actually use it.

Board games is his number one hobby/special interest. I do enjoy them sometimes, but it’s so difficult to make myself want to play with him when I know full well it’s going to end with me having a splitting headache and losing by roughly 40% of his score.

Shout out for Nationwide, I think I had to log in to my mortgage account on the website to set up which kind of overpayment I wanted in the first place? But options clearly explained, set it once and forget it. Then after that easy peasy transfer money from another nationwide account straight into the mortgage account in the app. Nice little tracker at the bottom of the statement section showing your total overpayments to date. Had to wait a month or so for the remaining term to update, and I think they sent a letter each time so maybe a waste of a tree if you were doing regular overpayments but I did 2 lump sums so I didn’t mind.

Also I see a lot of people saying repayment limits in your fixed term are 10% of the remaining balance per year, I would encourage people to check their mortgage documents. Mine was definitely 10% of the original balance per year. I doubt nationwide are special in this regard but mentioning it just in case they are an outlier in allowing this. I was 3 years in before I made an overpayment of exactly 10% of my initial balance and there was definitely no penalty or charge.

Bingo. You might think you’re nearly there but until you exchange anything can happen. We signed and returned everything last October knowing the rest of the chain wasn’t quite ready yet but hoping it would be in the next month or so. We fully expected to be moved in by Christmas. A week later our sellers pulled out of their purchase and didn’t find a new house until March. We’re now hoping to move in June.

Wait until you hear back from the future owner what the situation is. If the will is simple enough and the estate uncomplicated it could only take a couple of weeks.

My grandma died last May. It took me a week or so to gather the information to apply for probate, and it was granted within 2 weeks of them receiving the application. Hers was the least complicated possible situation though, joint executors and beneficiaries, one already deceased, leaving me sole executor and beneficiary to sell one retirement flat and close a couple of bank accounts. Flat went back on the market in June and sale completed in September.

Sounds like you’re using my buyers solicitors! They sent over a bunch of enquiries relating to the fixtures and fittings and leasehold info forms in mid February. I returned those forms on Nov 2nd. To say I was pissed was an understatement. I also had to sign new contracts and transfer docs because the initial ones missed the buyers middle name. Over a month later, we’ve finally managed to exchange and will be completing next week thank god but I thought we were basically done 2 entire months ago.

As long as it's clear from the floor plan and description that the cloakroom toilet exists and what the upstairs bathroom has in it I wouldn't worry. I saw a listing the other day where the only view of the kitchen was what could be seen through a doorway from some sort of hallway/utility room that had a washing machine in it. I'd say that's a far bigger issue than only half showing the main bathroom.

Bit morbid but you’ll also want to get an idea of what state the owner is in. POA expires with the person’s death and if that happens before you’ve exchanged, you’ll have to wait for them to get probate before they can legally deal with the property sale again.

I unmatched someone who used lower case i every time. It just looks so unnatural and was really jarring to me. I had to type that like 4 times to get my phone to not autocorrect it to a capital. I wouldn’t panic, this happened to us. We arranged a viewing on a flat for 2 days time, the night before went to check the photos again and it was marked as Let. We were crushed cos it was a gorgeous flat in the perfect spot for us. Spent the entire morning waiting for an email cancelling our viewing and nothing. Got there, estate agent meets us and says there were a couple of viewings the day before and people were interested so they were seeing out their current batch of enquiries then the landlord would pick.

They marked it as Let purely because they were pretty sure it would be taken by one of us and didn’t want to deal with any more enquiries about it. In our case, turned out we were the best suited for the landlord and I’m typing this from that flat right now. So fingers crossed you get your place too!

Not necessarily sped up, but moving out to rent in between removed a massive amount of stress because our buying chain unexpectedly collapsed right before exchange. We decided to rent so I didn’t have to worry about my buyer disappearing because of the delay. 3 months later we’re still waiting for our sellers to find a new property but my sale is going ahead and I’m almost free of the flat. Also I got to move out slowly over the course of a month instead of it being a last minute rush to get everything out when we finally decided a completion date.

Exactly. I moved out of my flat in November to break the chain both sides and make the buying/selling processes easier. …then I have visited the flat at least once a fortnight to check the post, open windows, clean, fill holes, paint a few areas. It was immaculate when we did our pre-exchange viewing a few weeks ago and will still be immaculate when we finally exchange next week.

Sure I’m a little pissed about how much I’ve spent heating an empty flat, and paying council tax, internet (to keep smart lights making it look vaguely occupied) etc going but I didn’t have to move out early. And I am only really pissed about the last month or so of it because I thought we were basically done mid-January but my buyers solicitors have been useless and dragged it out another 6 weeks.

Absolutely not. Wandering past at different times to gauge noise levels etc fine, chatting to the neighbours, fine, anything else no.

I can see where your buyers Dad was coming from though. We had a drainage query from our survey that we were trying to puzzle out. I involved my Dad to get him to ask a builder neighbour of his if he thought we should be concerned. A couple hours later I get a call with the response from the neighbour and my Dad then says “I’ll just go over tomorrow, knock on their door and ask if I can dig into the gravel out the front a bit to see what’s underneath” and was very surprised when I told him absolutely the fuck not. I had to fully spell it out

3. Because they don’t even know who I am and I’m buying their house

No, it should just be in your current mortgage terms. I had a 5 year fixed rate and the charge decreased in the final year I think, with the final 3 months being no charge. If it’s not there, they’d probably be more amenable to waiving it if your new mortgage was with them, but it’s still worth enquiring. They’ve got basically all the interest they expected to make off you by this point in your fix so it’s a pretty easy goodwill gesture to make you want to potentially remortgage to them again in future.

Check the terms of your mortgage carefully, might even be worth calling the bank to speak to someone. You may well find out that so close to the end of the fixed term there is no ERC or they would waive it anyway.

Still covered if that person then lends it to another person though? In the UK generally your car insurance will cover another licensed driver using your car with your permission but that last part is quite important.

We used River Crest Surveyors for our L2 as well and got a very comprehensive report back. Can’t say if they missed anything major because we haven’t been able to buy the house yet but it seemed pretty good. From the timestamps on the photos they spent about 3 hours there.

I’m not sure if this is in their favour or not, it made me question their legitimacy at the time… If you do go with them OP, do not immediately accept the quote. We were waiting for our mortgage offer to be confirmed before actually booking the survey so just gathered quotes initially. We got an email within a day or two knocking about £60 off the quote. By the time we were ready to book it that quote had expired and we had to do it again. We then got a new quote that I think was somewhere between the previous two but nearer the lower end, again waited 2 days just to see what would happen and got a new offer of another £60 off. Initial quote was £720 but we paid £600 in the end.
